I believe I have evidence of an estate agent creating fake bids

  • So I guess the feeling I am getting from people in this thread is the estate agent may have created fake bids. Let us say the name did match up with the person who sold the house this would be seen !!!!!! odd no doubt but there is nothing that would be done about it. The estate agent has free licence to make fake bids which are fraudulent activity in my book.

    Sorry I meant to say look back at the records of the person who sold me the property. i.e. the other bidder who pushed me up £32k is the same name as the person who sold me my house.

    Does it matter why you upped your bid?

    Does it make a difference if the EA said "There's another bidder" or "The vendor has asked you to up your offer"?
    Why wouldn't the EA simply do the latter?

    You could have said at any stage "No, thanks, that's as high as I want to go."
    If the other bids were fake, then they would either have accepted your offer after all, or the house would have stayed on the market.

    What I am trying to get at through my initial points is that the estate agent knew I wanted the house. They also factored in my bidding style and tone of voice etc and concluded I was prepared to pay a high sum for the house. This gave them an opportunity to set the price themselves.

    If after the other bidders dropped out and then the estate agent said the vendor wants to you pay an extra £32k for the house I would have refused.

    It's worth what someone is willing to pay. Whether they invented a fake bidder or if the vendor had simply rejected your offer, you decided the house was worth what you paid.

    I want to find out if the estate agent will face consequences for potentially creating fake bids. As I have seen the bidding book and I roughly remember the name on the bids below me matching the name of the vendor I feel there is scope for investigation.

    Lets picture someone from the property ombudsman walks into the estate agent and asks to see the bidding book. Lets assume the other bidder name matches the vendors name. What does the estate agent tell the financial ombudsman then?

    Did they force you to up your bid? No

    Did you up your bid because you wanted the house? Yes
