    No, there's precisely zero functional difference to you.

    Both situations are "Offer more if you want the house".
    There's a difference. One is "you must offer me more to get the house otherwise someone else will get it" and the other is "I want you to offer more but even if you don't, there's a chance you will still get the house".

    This is a fallacy and the functional difference is the same because you cannot possibly say that just because someone has put in an offer means that they will actually pony up the cash and get the house and not offer 85 different reasons why they are no longer wanting to pay the agreed price
    Remember  the OP was advised by a professional that they were paying over the odds for the house  but decided to ignore this.
