    Must be a good day for it, I also exchanged today (woohoo!).  I've been staying with a friend for nearly 3 months waiting for this to go through (sold my house last December).

    Still not received completion statement. With my calculations I need to transfer 23k in the solicitors client account by Friday completion day.
    The EA fee was 1% vat included. I emailed the sales agreement to my solicitor but no reply. I don’t want shock when I get the statement.

    Your solicitors are pushing it a bit - I thought your solicitors would require the remaining funds cleared in their account by tomorrow?

    I got my completion statement this morning and have started transferring money ready to complete in 2 weeks.

    Watch out for EA commission, I had negotiated 1% vat included. My sale was £255500, so commission is £2550, but lady EA said it was £3060. I said that’s wrong and emailed her sales agreement form. It’s a sly trick to get you to pay extra 20%.

    Sorry sales was £255,000. So commission is £2,550
