Halifax Mortgage application (awaiting decision)

    An update from me. As mentioned upthread, we had our valuation booked for today and I've been keeping an eye application tracker all day (I may have worn up my F5 key!). It's just come up stating the house was valued at what we had put in and a mortgage offer has been made! Pretty impressive turnaround of 12 business days, including payslip queries.

    23/4 - AIP
    24/4 - Call with Halifax MA to go through application. Mortgage illustration emailed.
    26/4 - 2nd call with MA to proceed with application.
    10/5 - After two or three queries were raised over names missing/being different on payslips, confirmed valuation booked for Thurs 13/5
    13/5 - Valuation comes back matching offer price. Track says mortgage offer issued!
    Fantastic! Congrats.
    And wasn't expecting an offer to come so soon after the valuation, so great to know that. 
    Can i ask how you get access to that tracker? I've gone through a broker and not been given any details of this. Might be a good thing as i'd be refreshing it all day too!

    I was surprised it happened at the same time as well. I can only assume that the valuation was the only thing they were waiting on. It's a good approach as it also means that money isn't wasted on survey for an application that wouldn't proceed anyway for some reason. 

    We applied direct and got an email with a link to the mortgage tracker during the first call with the Mortgage Advisor. To use it you'll need your Roll Number which we got on the same email.

    We did approach three different brokers initially but had problems with them all (they just seemed busy and not bothered with a someone after a 95% mortgage in very slightly awkward circumstances). In the end we did our own research and picked Halifax as we could see that they would accepted a signed contract as income evidence.

    Just thought I'd share our timeline.We went through a broker to Halifax after trying direct ourselves and being declined on affordability by HSBC and Santander. LTV 60% 
    DIP- 10/05
    Full app submitted with documents- 11/05
    Valuation - not sure date but was a desktop 
    Mortgage offer - 13/05
    Hope this helps! Halifax seem to be moving really quickly.

    Well done, congratulations! 2 days is certainly very very quick, even for 60% LTV and desktop valuation - you're paperwork was obviously spot on, one of the advantages of using a good broker.

    Well done, congratulations! 2 days is certainly very very quick, even for 60% LTV and desktop valuation - you're paperwork was obviously spot on, one of the advantages of using a good broker. 
    Earlier this year we applied direct with Halifax for an 85%LTV remortgage. The turn around with a physical valuation was three working days. We were very impressed.

    As an aside they revalued the house last month which dropped us into the 80%LTV bracket and dropped the interest rate. The remortgage completed this morning 😀

    Thank you! We had to leave out quite a bit of income too as the broker advised it wasn't worth the hassle. What I've noticed is most other lenders are a nightmare when it comes to, btl's, bonuses( even when paid every month) and benefits. Halifax accepted our universal credit and child benefit no problem and we are on Paye not s.employed. The broker was fab though would recommend to anyone!

    Thanks for sharing this. How does the revaluation work in such a small time frame? You disnt have to wait until the initial term was up? 
    Our should increase in value after the work we put in so would be interested in doing the same.

    I got my mortgage offer with Halifax on Friday about 1 week and 1 day after applying through First Mortgage.  Was pleased with how quick that was!
    Single woman doing it on my own... First house bought June 2021!
    Mortgage end date: 2041. Goal: Anything less!
    Mortgage currently paid off: 4%

    I loved reading this thread! 
    We got a AIP with Halifax on the 24th February for 15% deposit. We viewed a property and offer was accepted and I have booked an appointment for Monday with broker but now the 10% deposits are back am hoping to do that instead of 15%. 
    Husband is in full time employment and was never put on furlough through lockdown I am self employed ( sole trader) and have worked throughout as well. Really hope we can get 10% and it goes as quickly for us as it has for you all 🤞
