I've finally heard from the solicitor and plan to return all paperwork tomorrow, so hopefully we will have a completion date soon!1 -

Oh no ... so my mum rung her broker AGAIN today, he said the underwriter had found an issue with the credit card balance. She had told the broker on application that she had paid this off despite it still showing on the credit report she was waiting for it to update. anyway broker trying to find out exactly with the issue is an said we have to wait 2 business days!! it went to offer but the offers team noticed the issue and sent it back to the underwriter - thats the only thing she can think off. broker had all her credit reports on application - he said he will sort it and not to worry BUT the saga continues .. my poor mum!Looking to remortgage December 2022 onto a better rate!0

Here's my remortgage timeline and few tips:
22/07: Mortgage in principle
28/07: Application submitted online
03/08: Chased for valuation
05/08: Valuation booked for 24/08
24/08: Physical valuation (drive by)
30/08: Physical valuation went missing so they decided to do a desktop after putting pressure on them
31/08: Offer received
02/09: Solicitors set completion but their completion statement was wrong.
09/09: Completed
For context purposes, my LTV is 80% and my property is a flat in the South East. The product included free valuation and free legals. My existing lender was a subprime lender (with them for six years) and I stupidly took out a second charge in the past however, I was able to consolidate in this remortgage. My product expired on 31/08 and I was hoping to complete by then however, Natwest dragged the valuation out so I ended up paying a variable rate plus my second charge. The good thing is, I worked on my credit in the last two years so I've gone from paying £1000 (first and second charge) a month to just one payment of £580 by moving to a high street lender. I almost went ahead with a Building Society (via an online Broker) at 0.89% more interest but things worked out.- The best time to call Natwest is between 8:30am and 9:15am.
- I felt like 3 weeks to do a valuation was unacceptable and I ranted that everyone on here got theirs in 3 days
- If Legal and General are doing your valuation, they cannot actually tell you if it's a desktop or a physical. I stayed at home for nothing
- I raised a complaint and was told I would be refunded interest charges for period beyond completion as they had more than enough time to complete
- You have to chase Natwest and log in for updates, they unfortunately do not update you.
- I used checkmyfile to monitor my credit as it pulls all three major credit agencies and you can see what is and is not reported on your file
I wish everyone the very best with their applications and would be happy to answer any questions. It's such a difficult time and I really hope we can all make savings wherever possible!
