    Here is how I originally drew my search area:


    But what I do is add +1 mile to it so that it takes into account some areas beyond that hard boundary which gives me this:

Within the centre of my area are some places I don't like as well. Its very built up around here so within a mile radius there are very very different characteristics.

  • apologies its with Dubberley & a bit left field (terraced, but next to the alley so feasible for piano positioning not on an adjoining wall) but within the set area. its not much to look at inside at the moment but all functional & you could work your way round it putting your own stamp on it without too much issue

    Going above £190k would make my finances very tight and Im conscious, especially being a single earner, that I don't stretch myself too far financially. My rent at the moment is £570, that's equivalent to a purchase price of about £165k. £190k would be a mortgage payment of around £660 (90% LTV, 29 years). That's as far as I want to go. In future when I stop paying child maintenance (around 8-10 years from now), I would then be able to overpay quite considerably so I'm not worried about the long mortgage term.

    I think that one you've posted is overpriced. The detached that hazyjo posted was £200k and is only round the corner, and they want £220k for a semi that doesn't even have a very good layout. I really am put off when something is that far away from what I would be able to pay, and I really doubt they would drop to £190k. We talked before about credibility with the agents, I don't think its going to help my cause if I go in and see properties and start offering £30k under asking.

The bungalow I previously nearly bought had 3 shafts (closest 17m away from building) and I got approved for that mortgage.

    The last one really surprised me, no driveway or garage; I would never have shown you that one 
    I feel we’ve really got somewhere today: 
    Priorities: 
    1) Location. As stated before I personally completely understand this. It’s going to be your property and you need to be happy and comfortable where it is 
    2) Budget. You’ve now stated your absolute maximum and what you feel comfortable spending. Stick to this up to max and max would need to mean no major work imo 
    3) You’ve stated properties you really like. Set up viewings where possible. If a property is above your max talk to the EA and tell them what your max is and is it worth your time and venders time viewing as you don’t want to waste anyone’s time if they wouldn’t entertain your offer
