The one you posted is the one I have had problems getting a viewing on all summer. It went off the market then came back and its now sold according to the agent.0 -

What is obvious is that good properties at a good price are all sold within days. In order to stand a chance , you need to be on the ball with what is coming onto the market and arrange to view at the earliest opportunity. Your opinion is that many are overpriced but the fact remains that the houses in your preferred area which tick most of your boxes, are not hanging around for very long, indicating therefore that there are plenty of other buyers who don't think they are overpriced. The ones which have been on the market for a while are probably overpriced and have unrealistic sellers not prepared to negotiate. Some of the houses you were interested in a year-and-a-half ago, would probably fetch £200k or more now, which is pushing those houses out of your budget and you are left considering ones slightly inferior to those now.
If I were you, I'd blitz all the agents, study Rightmove/Zoopla/Onthemarket for every single potential property and over the course of the next couple of weeks, go and see as many as possible. At least then you will have seen everything that is of interest to you and you will get a feel for what you like and what you don't like. If after all this, you are still hesitant, then I suggest you stay put in your rental until child maintenance is no longer a pull on your finances and you will have saved up a bigger deposit. Of course, you would also be older.1 -
Yeah, this isn't a new problem either. Obviously Covid has really messed stuff around this year, but prior to this I was struggling to get properties - I made very good (asking price or more) offers on three houses in 2019 and lost out on all of them. This year is proper screwy, for a while the whole market shut down then mortgage companies got twitchy and pulled higher LTV deals. I'm not sure what the state of play is right now, all of what has been discussed here is based on me getting 90% LTV. The ones which don't sell, its difficult to know how to deal with them really. I am put off when its significantly more than my max as I just don't think people will drop that far. I think the approach suggested of calling, telling the agent what my max is and seeing what they think is a good one and I'll use that going forward. Im not sure either on properties saying offers in excess of. I know it comes up here alot and personally it puts me off, as the seller is giving a good indication there of the minimum they expect.

surely the piano could go where the single chair is or possibly over by staircase, it’s hard to tell from pictures, again worth viewing and not discounting it based on the pics

Having had another look at it, I agree it looks pretty good. All that is putting me off is that the only obvious place for the piano would be against the party wall, in either the front or back room. I just would always feel like I had to try and keep the noise down to be fair on the neighbours.
