    Having had another look at it, I agree it looks pretty good. All that is putting me off is that the only obvious place for the piano would be against the party wall, in either the front or back room. I just would always feel like I had to try and keep the noise down to be fair on the neighbours. I am a very quiet neighbour.
    Go and view it, you may see a different place to put the piano? I think you need to stop worrying about the noise though, how noisy are pianos really? I’m sure a loud telly or screaming  kids or barking dogs would be noisier? I think if piano playing is all your neighbours would have to be concerned about it’s really not a worry!

    Loud enough depending on what he is playing and how good a player he is. Easily as  irritating as a loud telly IMO

    I think there’s definitely more pros than cons on this property surely? 
    Very comfortable on the budget, very good condition, perfect area, driveway, garage. Tick tick tick and tick ✅ 
    when you view you may see that the piano could go over by stairs? Where the single chair is?  Or have the radiator moved in the dining room so it can go on that wall? Pretty inexpensive thing to get done, especially considering the price of the house?

    We live in a detached house and have had the same neighbours since our houses were built in 1985.  Our neighbours son (who wasn't even born when they moved in) became a professional piano player after University.  It only became annoying once he spent hours (and hours and hours and ........) practising with the dining-room doors open in the summer.  Had it been jazz, that would have been fine... but I was relieved when he upped and moved further to the south-west!  I hope his new neighbours in Devon appreciate his skills more than we did.

    I appreciate the time you've given (and others). Clearly I need help figuring out what I want/can settle on. Im not trying to be awkward, but I also don't want to make the wrong choice.

    We live in a detached house and my son played tenor horn when younger. He would practice for ten minutes every morning before school. I was amazed when my neighbour said they enjoyed listening to him.
