Hobby/office room upstairs would keep the living space for living, having people round for socials.
Would make those places top heavy with integral garage more balanced.
He wants it on show so he and visitors can see it (and admire it I suppose).
Which I guess rules out a music room at the bottom of the garden too...
Playing the piano is my main hobby. I think if you ask any piano player, having it upstairs (or god forbid in a wooden garden shed as suggested!) is the last thing any of them would be happy with. Its not about having it on show (I don't host visitors, ever), its a case of a) out of sight out of mind and b) having a deep enjoyment of such a lovely thing. Its a serious hobby of mine that is rare these days, that I've invested a lot of time and money in as an adult learner, and suggesting I make do with it in a tiny upstairs bedroom is pretty ridiculous really. Do none of you have something that is important to you, that you'd want to give a special place to in your home? Just because its a piano, not a, much more common, kid or a dog, means its worth less in your eyes.
My next door neighbour plays instruments professionally. That's his job, not just his hobby and it's good enough for him. He has a music room in the garden, not a wooden shed. It prob cost in excess of thirty grand. He doesn't forget to play cos he doesn't walk past it every day. He plays stuff all day. In fact, they even have a piano in their house. Our houses are halls adjoining - perhaps that's something to look at. The stairs are likely to be next to each other rather than just a wall.
Love your comparison of a piano with a child or pet lol.
You work; it's a hobby. Seriously, how long do you think you'll be playing it every day?
Put the pub postcode into rightmove and work a mile outside from that rather than sticking one vague area postcode in (I think it lets you do that).
Trust me, your mates will eventually move away. You'll all prob make the effort to still see each other. Is there somewhere you could live on a bus route to get you there rather than getting a cab? Even if it just means you get a cab home?
I don't live anywhere near my friends (of which I have many). I pay for tube tickets and cabs back from the station for safety, or stay at someone's house or a hotel for the night. Wouldn't even have crossed my mind to say I couldn't live this far out as I'd have to pay something other than the cost of a night out to see them.MFW 2025 #50: £1989.73/£600007/03/25: Mortgage: £67,000.00

Big purchases always involve compromise, but you already know that. There is no magic perfect house that also happens to be within your price range. When someone found one that came really close, you complained that it was too perfect!
Most of your compromises are so trivial that they come across as borderline ridiculous anyway (walk over a mile to a pub? unthinkable! Put my piano in a room with a shared wall? Never!
Get serious about compromising, or keep renting for the rest of your life: them's your options.
OP hasn’t commented today 🤔
Theres a lovely detached bungalow I listed that to me ticks the boxes but no comment from OP 🤷♀️
Appreciate you looking. I had reservations about bungalows as I felt they were for older people. i still cannot get over that stigma unfortunately, whether that is right or wrong, but its something I cannot get over so that's it.
The one I pulled out of needed a ton of work doing, and a driveway excavating in a sloped front garden. I got pulled in to the dream but realised I was taking on too much, that's why I pulled out, plus the above. I was never comfortable with it, if im honest, but felt desperate at the time and I let it go too far.
Youll be future proofing yourself should you ever need a bungalow later in lifeMFW 2025 #50: £1989.73/£600007/03/25: Mortgage: £67,000.00

Way back in this thread I asked what efforts OP had made to secure a new set of friends. I think the answer is none. I will therefore just point out that when I was newly single I worked really hard at getting new friends and although I am now living a 40 minute drive from old friends, I make the effort to keep up with them.I’d suggest that OP try groups like meet-up, spice and signs up for social bike rides via Let’s Ride. He is scarcely the only singleton in need of new friends after a break up. And yes as also suggested way back, therapy.4

I feel like you're standing there, bat in hand, playing table tennis with us all. Every time someone suggests something, you look for something to lob it back with.
Is there anything in these 28 pages that has changed what you're looking at? Did you book viewings on the slightly overpriced one I suggested, or others anyone else have suggested? If not, why not?2024 wins: *must start comping again!*6 -

A few of the suggestions have been out of the area. I understand that and need to decide if im willing to do it.
Was it you who suggested the detached with the wood panelling that needed work? Yes ive had a reply they said the vendor is open to offers but there is a coal mine entry near the property (its a mining area so thats expected). They didnt say if anyone has had a mortgage refused because of it. I need to decide if im going to view it, id be taking on alot of work with that one and i dont know if i would regret it down the line.0 -
Im worried about making the wrong choice because there are different ways i could go.

You cant dismiss properties based on what you see online!
You need to view; one of them will be the one
Thats if you’re serious about buying that is?
I say this because you really don’t seem it; I know from personal experience how much I wanted my own property and willing to make some compromises to get it
Have you even looked at the the first 3 properties I posted yesterday? All within your preferred area, within budget and ticking boxes
What’s happened with Nightingale Drive?

Even if they won't accept a low offer now, if it doesn't sell, you can jump straight in with an offer as you'll have already seen it (if you like it).
I don't accept that the stairs being in the lounge is a dealbreaker as they're behind the sofa and not stuck in the middle of the room or anything. There are also likely to be ways round it anyway if it is a problem. There's also a little lobby/porch area inside, so you don't literally walk straight into the lounge.

A viewing isn't a commitment to buy... It's just a viewing.
The more you view, the more idea you'll get as to what you do and don't like.3
