    It is lovely that one no doubt about it.

    I cant see them dropping £20k though, would have thought theyd have done that already if it's something they would do?

    Ill have to see what is left over for improvements after Ive took the mortgage into account. £190k is stretching.

    The other thing that crosses my mind on that one is whether I would be embarrassed to own it, its 'too much' house for me?

    Theres a world of difference between that one and the one I posted last night. When i have choices that are so vastly different how can I decide?
    You won’t know how far they’d drop unless you make an offer. No demand for 3 mths. If they want to sell it (and presumably they do), they will likely be prepared to negotiate. From what you say, there are 2 things worrying you about this house - price (as discussed) and might be ‘too much house’. That’s an excuse, not a reason. Please go and see it Dan. You never know, you might get that feeling we all long for in our search as soon as you walk through the door...

  • Ill have to look at the costs. Even if they did let it go for £190k, thats the max mortgage I can have and its going to be a higher council tax band as well. It could be too much on the monthly budget.

    I’m going to be very blunt now as I think we’re all getting fed up now; giving advice (some have given it time and time again) and listening to excuses 

    1) make up your mind IF you definitely want to buy a house instead of throwing away money on rent 
    2) Get on with it! Book the viewings!

  • So with that house am I best going to view it and not telling the agent my max is £190, or do I tell them that straight away so I don't waste their time?

    It's band C. No II flag. I doubt that's any different from any of the place you've already looked at, even offered on.
    Dudley council band C is £1427, minus your 25% single occupant = £89/mo.

    Even if it was band D... Band D would be £1605 - 25% = £100.
    Is £11/mo really a budget-breaker for you?

    @AdrianC thanks yes I just checked that myself too. I was expecting it to be higher than C/D actually, so yes that is fine.

    I think that would be prudent.  

    I also think it's more of a project for you than some people think.  
    Everything that is supposed to be in heaven is already here on earth.
