    No, but I was doing it for a different reason then. We were starting a life together, planning for a family. The priorities were different then and so I did the best I could to meet those. I didn't have any hobbies then, so a garage didn't matter, a piano didn't matter.

    Things are different for me now, my hobbies are important, having a sense of purpose is important, and I only have myself to please. I don't really see a house just as a place to live, its something I want to be excited about owning and improving.

    It ticks a lot of boxes, well within budget, cul de sac location so nice and quiet, parking, garage etc In  liveable condition, doesn’t need money spending on it straight away, you could decide over time what changes / improvements you want to make. 
    Garden could be your project when you move in? 

    I think you you need to remember how much money you’ve wasted / are wasting still renting while you’ve been searching for your perfect home. How much mortgage you could have paid off in that’s time! You need to ‘take the plunge’ and get on with it so in a few years time you’ll be nicely settled in YOUR house paying off YOUR mortgage instead of someone’s else’s

    It looks lovely and in a nice road and good location.  It looks like it has a private rear garden and is a decent size.  The decor is liveable with no major renovations needed immediately.  Why don't you go and view it, while making sure the EA knows that you're very serious about finding something to buy, that you don't have anything to sell, have the deposit available and should have no problem obtaining a mortgage.

    Ticks a lot of your boxes and is a good price.

    As mentioned, the garden could be your project and there's plenty you can do to improve the decor without spending a fortune or masses of time on it.  As a bonus it's not being marketed by your Nemesis :)

    If that was in my search area, I’d be over there this morning. It’s beautiful! The original features (esp the wood) are lovely.
