Thanks for the replies. I know Ive been over some of this ground before here and Im no further forward. I just feel completely stuck.
I do feel under pressure now to make a decision. Houses aren't getting cheaper and now that my maximum mortgage term is shrinking that is going to start having a significant impact. I am very scared of getting to retirement age still renting. Unfortunately saving more deposit is not going to help much either, I have already saved more deposit than my maximum mortgage amount will require. It will take many more years to save further £X thousands and won't make much difference to what I can afford.
I try and view lots of houses that meet some of my criteria, but the ones I like are so much in demand here that often I don't even get a viewing before its sold, or I do view and there is an issue with it that really should mean the price comes down but it still sells almost immediately and I don't get chance to negotiate.
I'm seeing a house on Tuesday that I really like in terms of layout, size, features. But its a couple miles in the wrong direction from where I really wanted to be, it has no amenities near it at all, and its on an unadopted road. Its been on the market for some time and its because of where it is, not the house itself.
@Doozergirl ah you remember the bungalow! I got caught up with it more than I should have. At first the idea sounded good and the house certainly had potential but I just didn't have the money to put in to its refurbishment. I let myself get caught up in a bit of a frenzy of excitement with it and in the cold light of day it wasn't what I wanted.
Just for those who have commented on the piano - I have a digital now that Ive had for some years and am quickly outgrowing it. There are some great digitals around but when I have my lessons I play on an acoustic, and notice it. To be honest I care more about buying a piano than I do about a house, to an extent that the first thing I think about when I see one is 'where will the piano go'. I'd imagine its the same kind of thought someone planning a family might have about finding something suitable for having kids in.
@bouicca21 i had this problem continually. The issue is that I know the area very well, so I know which areas within it I wouldn't live in. Loads of houses might be coming up but 95% of them I don't consider suitable. There's a couple I really liked that came up recently and I couldn't view them before they sold, it was a matter of days. Its really frustrating for people trying to help because they show me a house and I easily find reasons why its not suitable.

Why are you viewing the house on Tuesday if it doesn’t really fit any of your criteria?

The house you've posted up there has a mineshaft very close, and I've been told it requires at least a 25% deposit, they have had buyers fall through because of it. It was in the description but it looks like they've removed that info now.0 -

Maybe Im just never going to find what I want here because it doesn't exist. My mind has images of a very closed location where its really quiet, there's a local pub, and i can play my piano for the next 40 years in peace. I wouldn't stay in this area if I had another viable option really, I just feel that I have to otherwise I would be alone.0 -
!!!!!! being more than a mile from your desired location won’t mean you’re alone. What you want doesn’t exist on your budget. You will need to compromise and starting another thread isn’t going to change that.4
