We are applying with Natwest currently, AIP 22/10, full application submitted 30/10 valuation done on 11/11 so I have my fingers crossed for offer today? But I guess more likely next week! Our mortgage advisor has been very good though and called Natwest this week to ask if they can mark our file as urgent, good luck everyone with your applications!
Hi! Has your been to underwriting before valuation?

I assume it has? We’ve had a hard search come up on credit files and I would hope that they would underwrite before taking payment for valuation as we’ve paid £250 to them this week

I'm afraid this is not the case, they instruct valuations almost immediately unless told otherwise. This automatic process was introduced to speed up the overall process so is not a good indicator the application has been underwritten.

Mortgage application status (Halifax) - Help to Buy + Mortgage at 75% LTV

    • 2/9 - Help to buy ATP submitted.
    • 15/10 - ATP approved.
    • 22/10 - 9/11 NatWest application declined
    • Halifax
    • 9/11 - Agreement in Principle received (soft search on credit file).
    • 10/11- Full application submitted (hard search on credit file).
    • 12/11 - Mortgage offer subject to valuation
    • 26/11 - Valuation carried out.
    • 2/12 - Offer issued

Hi, we’re waiting for valuation but as they require payment for the valuation we asked our broker to ask for it to go to underwriting first in case there’s any issues so we don’t lose our valuation costs.
  • Just contacted NatWest (again!) and they said my application is literally with the underwriter as we speak. Apparently it’s locked for viewing while the underwriter assesses it. Where does this put me on the journey? Will this be a hard search being done? Unfortunately I feel a bit clueless.

That’s good! I don’t know for definite but I found on their website it said 1.assessment, 2.valuation, 3.offer, 4.completion, however according to above comments that may not be the case, I’m just waiting like you are (I hate it!!)
  • I hate it too, turns out I’m not as patient as I once thought I was  They've ticked all my documents on my tracker and have instructed avaluation (no date) but they are querying the size of my deposit as I have a Help to Buy ISA. So the 25% bonus on top doesn’t exist until 15th the money is paid. They want a letter from my lawyer confirming this but I would have thought this is standard? Oh well, I’ll get it done either way (at an expense no doubt) and try to keep things moving as smoothly and quickly as possible. Time to book a homebuyers survey too!!

Lots of spelling grammar errors in there, sorry. Have tried to edit to make sense.
  • Sounds like you are doing well. Ive been waiting for Natwest for 4 months to the point my broker has said lets forget about them and find another lender. they are shockingly bad.

Have you been told why it’s taking so long?
