100 get property investment is not for everyone - I actually advised someone on here (not on this diary) potentially look to step away as ultimately it's a business; not as passive as a lot think. This person was also committing mortgage fraud and didn't have the first idea about LL reqs but anyhow... pulling the equity could apply to other non-property investments - ie if you can get say a c7% return and are paying c1.4% on the res mortgage to fund the investment which you can liquidate and pay off res mortgage if needed seems a total no brainer win win to me?
Investing is not a no brainer and it is dangerous to think that way.  My investments this year have performed just shy of 10% since last July but in March they were down by the same amount.  There are no guarantees and anyone who thinks investing is a dead cert for making money is mistaken.  There are risks of losing capital and although history has proven that they outperform cash in the long run sometimes you have to wait years for funds  to recover after a recession.  If you invest at the wrong time and need to liquidate at a time when the market is low but still have mortgage payments and no income then you are in a real pickle.  What is certain is the bank will always want the mortgage repayments made regardless of whether you are losing capital on investments so cannot liquidate at that particular time.

@enthusiasticsaver agreed re bank always wanting their repayments. Also very aware leverage amplifies both risk and reward. I’ve never considered myself reckless but appears I am compared to a lot on here. Like a deal too much lol.

It isn't a no spends day today. We have a supermarket delivery coming this morning. The Christmas chocolate and sweets are coming with todays delivery so I need to hide those away or they will be gone before the beginning of December  :D

No spends other than the above though. Breakfast, lunch and dinner will be from stores. Breakfast was toast, the other half has taken his packed lunch to work, I will have a bit of salad for my lunch and dinner tonight is cheese burger, air fried chips, beer battered onion rings and homemade coleslaw. The burgers tonight are steak and stilton burgers.

    Today's jobs include:
    • working from home
    • vacuuming the house
    • dusting the house
    • putting home shopping delivery away
    • walking the dog x 2

Once again you've got one of Mr SA's favourite meals for your dinner. I picked up some peanuts with my shopping the other day and have hidden them from Mr SA or they'll be gone well before Christmas.

    Have a good day 😁

  • It is freezing down here in the south west too.  Mind you it doesn't help we have a sky engineer here and we have to keep the windows open so I guess that is where our heat is going.

I’m always cold but finding it extra cold today. It might be because it’s been so mild just lately it seems colder. I’ve always got my heating on, anything less than 24 degrees is cold to me 😂
