No you don't need to , but plan A is always best , no question about it , the newbies FAQ sticky thread tells you this which is why we recommend itfreeparking22 said:
So I don't need to contact the land owner? sorry for all the posts I just don't know much about this.BrownTrout said:5 pages this is a joke. Simple appeal to care then appeal as instructed to popla which will win. You don't need all this rubbish. Sorry this is just nuts.
This was the complaint that recently worked for Koalacube

If it fails , then what Brown trout says is 100% correct2 -
I have drafted up an email for the land owner and wondered if anyone would be able to give me an opinion on it before I send it? Much appreciated.
Dear Vine Property Management,
Re PCN - xxxx
I am writing to inform you that I have recently received a Parking Charge Notice regarding my vehicle being parked at your retail park on Coronation Street in Preston. It has been suggested that the driver of the vehicle has left the premises and has therefore ‘Abused Patron Parking’ however I can confirm that the driver did in fact enter the Poundstretcher store on your site and make a purchase which can be shown in the copy of the bank transactions (See Attached).
As a genuine customer of the stores on your site I ask if it would be possible to contact the parking enforcement company and ask them to cancel the PCN that has been issued as a gesture of goodwill. If this is not possible then I will be forced to appeal the notice and take the issue further, I also do not intend to return to any of the stores should the process be continued as I do not wish to incur further ‘fines’ and hassle due to parking on your land.
I have already tried to make contact with Poundstretcher who have informed me that they have no input into the decision and that I should instead contact the land owner.
Kind Regards,
xxxx

Seems ok but you need to add a copy of the PCN , give the PCN reference and name Care Parking in your complaint above , allowing no wiggle room or replies for further info , the only reply you want is confirmation of your PCN being cancelled
The land owner or managing agent can cancel this with one email to Care parking , after one email from you , which is why we recommend it , plus it alerts the landowner to sharp practices by their contractors too
During this pandemic we have noticed many cancellations after landowner complaints whereas Popla was on hold during this crisis and may still be , so no resolution in the short term. We did see a backlog of cases being passed to Wright Hassall a few years ago , Whopla , what a fiasco that was !!!
Plus because Poundstretcher lied to you , complain by email to their CEO , Vine properties own it , not Care parking , so a blatant lie
Ps , it's , We do not ,.............blah blah ..... We do not wish.......... Due to the driver parking on your land4 -

Okay I will attach the PCN and make a few changes, again thanks a lot for the help!Redx said:Seems ok but you need to add a copy of the PCN , give the PCN reference and name Care Parking in your complaint above , allowing no wiggle room or replies for further info , the only reply you want is confirmation of your PCN being cancelled

I agree what you are saying is simple but i would much prefer to have it cancelled rather than having to go through the appeal process so I will try to contact the land owner and if there’s still no success continue with an appeal. Appreciate the helpBrownTrout said:

Do not miss the appeal deadline, or you can kiss goodbye to getting this easily killed off at POPLA. Then you're looking at 6 years of hassle and the uncertainty as to whether the PPC will sue you through the small claims court - at any time up to 2026!Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .
I provide only my personal opinion, it is not a legal opinion, it is simply a personal one. I am not a lawyer.

Yes I will not miss this, I do not plan to wait until day 25 but just until I have had a reply from the land owner and then I will send my appeal based on their reply.Umkomaas said:Do not miss the appeal deadline, or you can kiss goodbye to getting this easily killed off at POPLA. No! You will send the appeal exactly as it is written in the NEWBIES thread. It is written that way for a reason ... people who start to play about with it tend to make the appeal pointless, as they don't realise that they're identifying the driver - they think they're being clever but in most cases they're not. 🙄freeparking22 said:

My earlier reply to the landowner complaint highlighted this too , just how easy an OP can blow their own toes off , instead of using the royal WEDoaM said:

There are to be NO changes to the appeal template going to Care parking , irrespective of what a landowner or managing agent says. It's either a cancellation or follow the advice to the letter , one does not change the other. A landowner cancellation stops any appeal in its tracks and is why you do it , providing the driver is not revealed in the complaint (or in the appeal either)
Do not use "My , Me , Myself & I" , use the keeper , the driver , the royal WE instead2
