  • Hi everyone, I applied on Wednesday through MA. FTB shared ownership. Waiting is making me feel sick. Could someone explain the turnaround times to me on Leeds BS website?
I sent off 3 months bank statements, proof of additional income, 3 months wage slips,  credit card statement showing as paid in full. Savings statement and a gifted deposit form. What more could they ask me for?

I’m still waiting to move nor do I have a completion date 5 weeks later after my offer! It’s my buyer Soliciator  who are taking the mick and I’m totally fed up!

Sometimes I get frustrated with the waiting. I started my house buying and application with Leeds in March 2020.

Then I remember: we are buying homes in the middle of a pandemic... Let's forgive ourselves, and our slow, so very slow buyers/sellers/EWS1surveyors/estateagents/postmenandwomen/etc

We have changed our mortgage broker at the end, went with Santander and had the offer issued in 10 day (not working days) we should complete the end of next week or the week after next
22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
10/11 - found another mortgage advisor
11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
    12/11 - all documents sent
13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
19/11 - mortgage agreed, subject to a satisfactory valuation
    23/11 - mortgage offer issued
    19/12 - completed

I remember you saying you had to look for another lender but gosh the mistake was from your broker! Oh dear me.
Congratulations as you got there at end.

My buyer annoyed me by making crap up his offer would expire in 2 weeks so he could get the house quickly giving me a huge worry, turns out he was fibbing and my estate agent was involved I think as his a regular customer. It’s caused a huge distress with the top chain and me. I packed everything 3/4 weeks ago and now I’m always digging things back out like clothes etc . His Soliciator had the cheek to ask another question on Friday when apparently we were talking about exchanging 3 weeks ago :(

no idea when I will exchange and move and I feel like running away from my husband because he has been asking me every day if I have chased it up, I feel like a migrant lost in sea and no one is coming to the rescue!

    I started application in August

So, here I go! Leeds round 2... I feel I know what to expect having been through them twice in 9 months

Looks like things are even faster with them now than when I first started in March, but ironically now I need them to be slow so I can get EWS1!

    2nd Dec: Submitted AiP
    TBC: Received AiP
    TBC: Full application
    TBC: Hard search
    TBC: Valuation done
    TBC: Outcome

This will mean nothing until EWS1 form is signed off as A1, A2 or B1 - so...

    TBC: EWS1 form rating [??]
Welp, update on Leeds 2020: The Sequel:

    6th Mar: Received DiP
    10th Mar: Full application
    11th Mar: Hard search
    *lockdown break*
    28th Jun: Valuation done
29th Jun: Agreement to lend with satisfactory EWS1
11th Nov: Cancelled due to inactivity
    2nd Dec: Submitted AiP 2.0
    3rd Dec: Declined

Congratulations! Very quick turnaround! I'm hoping it all goes through quickly like yours. Oh yes I sent over ID documents too. Did you have to pay a product fee? If so did you do that as soon as you applied? Did they come back to ask any questions? The house isn't ready until the new year but I just want to relax and try to enjoy christmas.

I included my product fee into my mortgage. So I am not quite sure about the payment. Maybe you can ask your MA about it. Leeds just came back and asked about my ID document.

Good luck for your application 🤞
