  • Leeds has reduced the maximum loan amount by £18k....our application was submited on the 22nd September, I can't believe we've waisted such a long time :( we sre now going with Santander but 85LTV :(

Good luck to everyone. I cant believe Leeds made us wait so long
22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
10/11 - found another mortgage advisor
11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
    12/11 - all documents sent
13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
19/11 - mortgage agreed, subject to a satisfactory valuation
    23/11 - mortgage offer issued
    19/12 - completed

Oh no! Why is that? Are you on new furlough?
    Good luck 🤞

Nope, not on furlough. No change in circumstances. I would have thought they would do that during the initial assessment if they had any issues with the amount requested.

  • Any recent LBS applicants? I am now waiting my broker to submit my application. Mortgage applications have been cancelled three times because of A3 rating on EWS1 form (we have balcony). Finger crossed on this 4th application.
  • Hi All, I know how nerve wracking it is going through this process in such a trying time. After reading through a number of people's experience, I did think receiving an offer would take forever! However I must say I am pleasantly surprised with how quickly things worked out for me, I am either very lucky or things are starting to speed up! I have heard from different individuals in the industry that things are speeding up with LBS and other lenders.  I hope this helps anyone in the process of receiving a mortgage offer with LBS.

So, here I go! Leeds round 2... I feel I know what to expect having been through them twice in 9 months

Looks like things are even faster with them now than when I first started in March, but ironically now I need them to be slow so I can get EWS1!

    2nd Dec: Submitted AiP
    TBC: Received AiP
    TBC: Full application
    TBC: Hard search
    TBC: Valuation done
    TBC: Outcome

This will mean nothing until EWS1 form is signed off as A1, A2 or B1 - so...

    TBC: EWS1 form rating [??]
