Any Recent Leeds Building Society applicants?

Got a DIP on 17th July after a soft credit search from Leeds on the same day.
Full application submitted 22nd July
Hard credit check done on 24th July
27th July Our Broker contacted us to sign a declaration for the application and request one further bank statement that I must have missed out by accident. 

Ours is shared ownership/new build and the exchange needs to be done within 28 days so slightly starting to freak out! The Broker says she assumes it’s with the underwriter now but it’s nerve wracking waiting and I can’t do anything but worry it’s going to be rejected. We were more than comfortable affordability wise and both of credit history is good (no missed payments, no defaults, no CCJs in both of our 12 year credit history). Only negative thing on my Equifax is that we are not registered in electoral roll at current address though this is mainly due to Covid as we only moved in January and hadn’t got around to registering before lockdown. We have debt but not a huge amount and the broker assured me it was fine as neither of our debts were over 50% utilisation. I’m going out of my mind a little!

Can anybody who is in the process or has been with Leeds recently tell me their application progress? thank you :)

    we are also dojng shared ownership, the estate agent said when we viewed that the housing association were anticipating that we would complete in 4-6 weeks but they have not been pushy about it at all.

    in fact, the estate agent delayed our full mortgage application for a week by being so slow to produce the memorandum of sale grr.

    if you want to make sure things move along as quickly as possible I’d probably check to see if your conveyancer has started any enquiries yet.  We had paid them some money on account to start the searches but I’m pretty sure that they did not do anything till our mortgage offer came through, they were very slow 😓 bear in mind though that getting them to start searches etc will mean you will get billed even if you are not able to get the mortgage 😓

    I’m sure your mortgage will come through fine though, harras_nOsirrah  was our broker (she is fabulous btw!) We were very worried about our application but she said that she wouldn’t have tried to place us with Leeds if she was not confident it would go through.  I’m sure your broker felt the same!

    Our actual mortgage application was pretty straight forward and while I worry that we aren’t on the electoral roll, our identities and credit history is pretty trackable. Plus I sent a council tax bill as proof of identity so that is proof we live here.

    Our solicitors has been less straight forward because I have no valid photo ID as my passport expired in April and as I wasn’t going anywhere abroad and it was the middle of lockdown I didn’t even realise! I was allowed to use my birth certificate for the mortgage (alongside proof of address) but the solicitors say it must be photo ID. I don’t have a drivers licence so I’ve had to send off for a passport renewal so I’m also waiting for that to come back. They won’t start anything until they’ve got the passport. Although they said if push comes to shove they will use the birth certificate (I don’t understand why they just can’t use it anyway but never mind).

    Thank you for your reassurance. Our broker does seem very good and I do think they found us the most suitable lender, I just hope we don’t get rejected as we absolutely adore the house.

    Thank you. I got your completion email through this morning. Exciting. 
    So excited! I just finished work but doubt I’m going to get any sleep, I just hope they don’t leave us hanging all day waiting for the phone call!

    Had some news from my broker that Leeds document assessors are taking four working days then the underwriters are also taking four working days. I didn’t even realise it went to document assessors first, I assumed that was part of the underwriting process??? But she told me not to expect an update until next week. 
  • The waiting for news is so horrible!  Fingers crossed they have everything they need now and the next update is a passed valuation!

    we completed this morning and get our keys soon, hopefully it will be your turn soon!

    Aww congratulations! it must be so exciting!! 

    The housing association for the property  said a valuation has been arranged. Is this a good sign?
  • I think Leeds arrange the valuation before it goes to the underwriter for everyone to speed the process up, at least it will be done though!

    Ooooh no that’s made me feel uneasy again 😂 . The housing association lady said it was a good sign as Leeds wouldn’t book a valuation if they weren’t happy with our documents (as Leeds are paying for it, not us). That, alongside the broker saying that it would have been with the document assessors the last few days, I assumed that it meant we had passed the initial checks...
