Any Recent Leeds Building Society applicants?

  • The current delays are very long but they are across the board with lenders. Leeds are currently one of the only shared ownership 95% lenders as many others have pulled out due to their being overwhelmed. I have been telling my clients it is about 2 weeks for an update. The lenders just dont have the staff needed to process the current demand

    Hi! We have just started our wait for the mortgage to be approved and it’s horrible waiting! So I feel your pain! Our broker applied last Monday, I’ve signed declaration and sent most recent bank statement. It’s in Leeds hands now. 😬
    First time buyer- Shared ownership- 13/7 DIP Leeds- soft search- 20/7 told we got house-21/7 instructed solicitor- 27/7 sales memo and full application- 30/7 hard search- 3/8 mortgage declaration sent- 6/8 told valuation complete
    13/08 questions from underwriters 
    17/08 letter to say initial assessment completed.
    20/8 Broker says it will be another week until more communication from Leeds.
    27/08 Mortgage approved

    While the wait is horrible and I do just want to know either way, I’ve felt a lot better since I knew our valuation was instructed. It’s like at least I know something has happened on their side.. Our housing association doesn’t seem to be in that much of a rush either so I feel less stressed about time now :)

    Hi carlyfluck, so you applied on the 27th? you are just a few days behind me! I applied on 22nd. I will keep you updated on when/if I get news this week :) I did see their service status jumped up by three days for both correspondence and underwriting queue 😬

    Yeah ive been keeping an eye on that too and its gone up to 7 days. I find the whole process crazy with shared ownership, we have solicitors and have had to pay to have money on our account. But if it all falls through we loose money! How is that fair?This is a massive thing for as as we are currently stuck in a flat with 2 kids and they need their own space and its the only way we could get on the market.
    We have debts but the broker seemed to think it was at a acceptable level. Its just a waiting game and I do not like waiting. 
    I will keep an eye out for anymore updates from you and il keep you posted with mine.

    I’ve been lucky with our solicitors, they haven’t taken any money from us yet but I believe we still have to pay even we don’t get the mortgage. I don’t think this is particularly fair especially as they haven’t even started working on our case yet. And their communication is beyond poor (but I know they are busy). Will set us back if we don’t get the mortgage.

    We have debt too and our broker also assured us that Leeds would be okay with the amount so I’m sure it’s the same situation with you. I don’t think they’d waste their time and risk losing money (ours gets paid from the lender) if they thought Leeds would reject us.

    Nothing.  And the estate agent hasn't been called re it.  My only hope there is that they are doing a remote one but who knows!

    Exactly,  but its still a worry though. We have a lot riding on this. We had a awful time during lock down as your can imagine with no outside space, so i made the decision to save save save. Manged to get a deposit together in 4 months. I was lucky enough to work through as im NHS. Husband was on furlough but has been back at work since June. x

    The lady from our housing association said the surveyor attempted a desktop valuation but as it was a new build there were no online details (which they should have known but never mind). So it wouldn’t surprise me if they would try to a desktop valuation for you.

    Hi all, We are buying a new home with HTB, we have the ATP from homes England, we have used a MB who has applied with Leeds. He applied for a mortgage for us on the 15th July, Leeds made a soft search on the same day, and then a hard search on the 17th. We have been told by the MB that the valuation is booked for the 7th August, he also told us Leeds asked a question last Wednesday, and he replied on the same day.  We have received a letter from Leeds saying thanks for our application, and to say they have carried out an initial assessment and liaising with MB for any outstanding requirements, in order for mortgage offer to be produced as soon as possible.  Just can’t stand the waiting and not knowing if we will be accepted, both of us have been working through lockdown so neither of us have been furloughed.  The new build won’t be ready till around the beginning of November, but just need the news one way or another. 
  • Well I haven’t got a letter yet so you are one step further than us!! I think as was said earlier in the thread, it will take over two weeks so hopefully you will hear something soon.
