Anyone got any idea of Halifax's rationale for whether they do a desktop valuation or a physical inspection?

  • Halifax have asked me for my contract of employment today and proof of deposit.
( Evidence of full deposit with clear audit of the origin of funds for the applicant?)

Does this sentence mean bank statements? 🤔

It means you have to show where the funds are coming from. If its from your own savings they'll want 3 months bank statements showing the money in your account or being built up in a savings account.
If you have gifted deposit they'll want evidence of the account the gifted money is coming from. My parents gifted me money for my deposit and Halifax required 3 months statements from them showing the account the money has been in, and it then being transferred to me. And they then needed evidence from my account showing the money transferred and it being held in mine.

It's to comply with anti-money laundering regulations. If the gifters got the money from drug dealing then it wouldn't be allowed. If it's from savings, it's fine. Hasn't your broker explained this?

My broker asked for a variety of things including the last three months worth of payslips, six months of bank statements and then identification like my passport and a utility bill as well as a statement of my savings account showing how my deposit had built up. My conveyancer also asked for the same.

My broker told me that even though she’d asked me for all of this, when Halifax got in touch with her, all they asked her for was one payslip and that was it.
