Hi, our MB asked our solicitor to write a letter, for the same reason, she said no as it doesn’t make a difference. Sorry I know that’s not any help. I really hope it does help you.
According to my MB, both letters were requested by the bank but, you are right, it somehow doesn't feel like they are making any difference
Well, seems like posting here was a good luck charm
Just got a message that the mortgage application has been agreed and a mortgage offer will be sent out shortly, subject to a satisfactory valuation.

No idea how long Santander's "shortly" is or how long the valuation will take (property is in Scotland), but this is finally a step in the right direction
Are you sure it needs a valuation? I’ve bought in Scotland via Santander and they just used the home report which you get with the sale (with a few tweaks) that went in on during the start of the application 😊 then when I got the offer text it that was it, with the paperwork arriving a couple of days later.

The Santander timeline is saying that they are looking at applications sent to UW on 2nd Oct.
my application was made on 23rd Oct and valuation booked for 10/11, can you confirm when my application will go to the underwriters? How do I know?
    Before the valuation or after?

    Thanks in advance

I also notice their average time to offer has jumped up by 2 days since Friday. Assume this will only get longer with Lockdown.
I think it’s different for everyone, our application went in on the 1st and the UW won’t even look at it until Friday.
Thanks, I didn’t think it would be the date of the application.  But I just wondered at what stage the application went in the underwriting queue, before or after valuation. When was your valuation done please?
My form went in on 13th valuation done on 16th. I’m taking it as that’s fate I went into UW queue.

That’s exactly what I thought, but it seems it does.

Doesn’t seem to be a physical valuation though. Probably a desktop one, cross referencing the HR

Oh that’s interesting. So it progresses up the queue even without a valuation.
I was hoping it didn’t start in the queue after valuation. Frustrating yours hasn’t happened unless they are just doing the desk top valuation.

Mine was done within a few days of my application going in. App went in on the 17th Oct, desktop val done on the 19th Oct, joined the underwriting queue on the 26th October. MB thinks it’ll hopefully be seen by UW towards the end of November.

Thanks. These timescales are crazy long. Wish I’d known before submitting my application as I might have gone with another lender.
I think we must be having an actual valuation as it’s booked in for next week. Hoping it’s still making it’s way up the queue! And lockdown isn’t helping as there isn’t much else to think about!
  • Hello everyone, hope you all well.
Application Submitted 28 August, Then asked for more Documents on 25 September, sent them all then received another email from santader that APPLICATION SUBMITTED on 11 October but still waiting no news MB doesn’t answer very stressful. I was wondering if
anyone else experience this situation .

Are you self employed, we are and that definitely makes it slower.

Is everyone else cracking on with arranging the surveyors and paying for searches while still awaiting outcome of mortgage offer?
