Hi, our MB asked our solicitor to write a letter, for the same reason, she said no as it doesn’t make a difference. Sorry I know that’s not any help. I really hope it does help you.
According to my MB, both letters were requested by the bank but, you are right, it somehow doesn't feel like they are making any difference
Well, seems like posting here was a good luck charm
Just got a message that the mortgage application has been agreed and a mortgage offer will be sent out shortly, subject to a satisfactory valuation.

No idea how long Santander's "shortly" is or how long the valuation will take (property is in Scotland), but this is finally a step in the right direction
When was your application formally submitted to Santander and when did your valuation happen? It would be useful to see what timelines they are working against.now.

Formally submitted on the 14th of October (but they had already declined a previous due to lower LTV).
No valuation yet, but they do have the home report.

Are you employed or SE, we are SE so was just wondering with your time scale?
  • The Santander timeline is saying that they are looking at applications sent to UW on 2nd Oct.
my application was made on 23rd Oct and valuation booked for 10/11, can you confirm when my application will go to the underwriters? How do I know?
    Before the valuation or after?

    Thanks in advance

I also notice their average time to offer has jumped up by 2 days since Friday. Assume this will only get longer with Lockdown.

I think it’s different for everyone, our application went in on the 1st and the UW won’t even look at it until Friday.

Thanks, I didn’t think it would be the date of the application.  But I just wondered at what stage the application went in the underwriting queue, before or after valuation. When was your valuation done please?
