  • @Waitingformortgage:Please,do you mean Santander did another soft and Hard search on Experian After they had issued your Mortgage Offer or was the search done when you were just starting Mortgage[Agreement in principle stage]?Thanks
  • Soft search done during AIP.
Hard search done before the appointment with mortgage advisor.
  • Just add
    20.02.2022 application passed to underwriting

    15 minutes later

On same day received email saying it’s been approved by underwriting pending valuation.
  • Please,Does Anyone Know if Santander will Still Do Another Credit Check after we have been Issued Mortgage Offer?
  • Guys it’s really hard the two weeks felt like two years it’s so hard to distract yourself but aslong as you provide them with all your documents that they request for everything should be fine. Also don’t worry about credit score. Mine is good on Experian and partners is fair. Santander has their own scoring system.

Ive not received offer. Only been approved pending valuation. But hard search was done before underwriting and before valuation.
  • Just got an email from Santander to say it’s passed valuation! I’m guessing it was a desktop one as it was quick. Offer is on the way through the post! Keep holding on guys it’s worth the wait in the end!
  • I was hoping someone might be able to help me (with a positive story! but if not - just a truthful one will do!).

I have just applied to Santander for a mortgage, into retirement as my partner is a bit older (although our hope is that we will come into money through various pensions lump sums which means he won't have to work until he is approximately 103).

I don't have an impeccable credit rating though - I started looking for a mortgage in May last year, and found that I had a PayPal default on my account for just over £1000, registered in March 2018. I paid it immediately, and then did some research. PayPal can't tell me what it was for, but it was registered to a joint bank account I had with my ex (who I currently won a house with) which is unusual as I would not have set up payments to come out of that account. Anyway, I have requested further information from PayPal (who are no use), and tried to focus on moving forward (as my ex keeps threatening to move back in). Also, there was a late payment registered on my mortgage, 39 months ago, again, thanks to my ex boyfriend clearing out our joint account.

We've got a joint income of £82k, looking for a £325,000 house with a 17% deposit. Seems to be comfortably within affordability.

Our broker got us a DIP with Santander, but I'm just worried that my adverse credit will count against me. Has anyone had anything similar. (And no - I don't have total faith in my broker, but time isn't on my side to find a new one as I have spent £3,000 getting my ex to sign an agreement to sell the house and I worry if I delay the chain will fall through (again)).

    Many thanks,

    Not had an offer yet...

    Our time line so far...
14/02/22 - DIP completed with soft search.
21/02/22 - Full application submitted via broker.
    21/02/22 - Hard search completed.
24/02/22 - Valuation completed and awaiting review.
  • So our offer is on the way. Just had a message from Santander to call them ASAP. Gave them a call and they needed joint parties ID. Why would they need ID at this stage? When they’ve already sent our offer. This is worrying me now. We have uploaded the ID now but just makes me think they may keep coming back for more stuff. Had enough of this process!
