Santander mortgage timeline

I think just knowing they had been accepted and the offer/paperwork was on the way would make me happier.
It’s the not knowing whether at the end of 12 weeks they will be declined.

Looking at the numerous discussions here, Santander seems to have been bogged by the Stamp Duty Holiday which just ended end of June, and the last and next one, end of Sept. But I suspect it is the same for most lenders at the moment as the market is crazy.
Do you know by any chance that the FTB for your property are in self employed or full time employment? If self-employed that might explain the long delay.....
As long as Missives have not been exchanged, your seller may have jittering minds to move on but with the current situation with yet another lockdown possibly coming (I shant be ranting about the poo (yes poo) management by the current useless tory government). I would rather assured myself that your seller is less likely to tear all paper works and move on as they would then need to pay a lot of legal fee to their solicitor, unless they have another buyer ready to buy theirs.
All in all, try not to be stressed out.1 -
Here, here Feyona! We feel the same with our application. We are hopeful, that since we passed all of the affordability, that it will be offered. It would be a mean trick to decline after all this time.0

We keep saying, if we don't hear next time it gets to the front of the queue, we will start with a different broker and lender.... but then we think, what if it will be offered the next time?

We found out this morning that after 12 weeks the mortgage has now been approved for our buyer!
We have been advised that the only issue now is that our home report is out of date, and a refresh will need to be done, which the lenders are going to contact our solicitor about.
Once the refresh has been done, the funds will be released.
This is a bit rubbish really as they have caused the delay! It’s also literally only two days past the three months deadline.
Our Estate Agent is going to speak to her manager on Monday about organising another home report, but confirmed there is a cost involved to this of £180.00.

It is just an update to the HR, a quick one. Dont think the surveyor would need to visit either, though it depends. In my opinion, better to lose £180 than to lose a house moving exercise?
Although you may wish to ask your solicitor to have a word with the FTB that they pay, as a gesture of goodwill, as it was their end (I meant Santander slow processing) mucked it up for everyone. Either they foot the £180 bill or perhaps split it 50/50 between yourselves. However, buyers have no obligation to pay for it though, its the way to get a new HR when expired HR goes after 3 months.1 -
