stillwaiting5weekson said:whirlwind92 said:stillwaiting5weekson said:Jillmoneysaver said:stillwaiting - how many weeks did you wait in total... fretting over here in week 8.
We waited about 6 weeks, plus then another week or 2 for the physical offer to actually come through in the post but there was bank holidays in between being accepted and the offer being sent out so it ended up being about 8 weeks.
They are so much slower now. which I cannot understand as the biggest stamp duty deadline has gone. When i was checking previously there was never a 10 day wait on the service levels, it seems crazy!
We have a cash buyer which is ready to go, all our paper work is ready to go but literally this is holding everyone up and who we are buying off are now getting angry as they only sold it to me again on the basis of a very quick sale.
I am waiting to hear back from Santander on my mortgage application, and there is a 99% chance I will be out of the country when the mortgage offer/confirmation comes through the post. Do you not receive any of the info on the mortgage confirmation on email too? Thanks
Mine was via a Broker so I never got any emails etc, however he did, so he informed me when it was approved etc.
If you applied personally you should get a text or email im sure.
I chased Santander today (I have the number on speed dial!) and the person I spoke with seemed to think that the mortgage decision had been made (although the tracking platform does not indicate this). She will update me. Fingers crossed the decision is indeed made.
One thing that was strange during the conversation was about the valuation. My EA has not been contacted by Santander for the valuation but Santander have a date booked in (Aug 3rd), from what the Santander person told me today. I asked how they could have booked a date in without getting in touch my EA. And the woman on the phone said that it would therefore mean that the valuation is a "drive by" valuation. I am frankly very disappointed in this. How can they value anything without ever seeing the flat, knowing the square footage, the floor it is on, etc.
Because of them not actually ever seeing the flat I am conscious that they might simply say no to the mortgage because the flat is above shops, and a food shop especially... I am really disappointed right this minute.. I don't think lenders should allow drive by valuations in honesty.0 -
From application on the 8th July we have had our offer today. I was worried given this thread but thankfully our finances are straightforward, we had a 35% LTV and we went direct instead of a broker.0

Have Santander had the conclusions from the valuation yet?
Was there any back and forth with Santander once it was with the underwriter?
Thanks

I had a simular worry in regards to valuation as the property im buying is on market for alot higher than other properties in the area.. i had a desktop valuation and was worried about under valuing the house without physically seeing it and all the work thats been done (its been completely renovated) and they actually valued it higher than what we are buying it for, abd that was just a desktop valuation.

Lumiona said:No back and forth at all, just sent to underwriter on 19th, said it would take 3 days for an answer but thanks to the links on this thread I knew it would be 8-9 days and had the approval today. An hour later they confirmed that the valuation checks were done and had our offer, I guess this will come through the post?2

I am hoping they are super quick now because I am going to be out of the country for over a month as soon as Friday this week.. Fingers crossed they send everything by way of email too.1 -
They wont send anything by email other than a basic confirmation of approval. Documents come by post and in our case took 5 days. We did call them and they were happy to fax (!) to our solicitor (who is on their panel) as well.
Both solicitor and applicant packs are more or less the same, both outline the offer / product and copy of valuation. Solicitor pack also had mortgage deed for signature and report on title form.2 -
So Lumiona, your application went with the underwriters on 19th July? The queue is 9 days long and the timeline on the website for Santander says they are working on applications put in the queue on 15th Jully... so yours would not be up yet. It gives me some hope as apparently, ours went back to the queue today... I'm at the end of my rope.0
