Well we’ve pulled out of our property after receiving a pretty grim building survey. Cancelling our application with Santander tomorrow and back to the house hunt!
So sorry to hear that, Santander mortgage offer last for 6 months, you can find another house and your broker can let Santander know for them to do a valuation and change of address
oh brilliant! I didn’t know that and I guess it’ll put us in a good position if we do find something else. I presumed that because it would be a different property and could be a slightly different price I’d have to start all over. Thank you for letting us know.

as it’s a relocation we’re even considering moving into a rental in the area to get the girls in our preferred school and then taking our time to find the best property for us.
I applied direct and received an offer in November, we're within the 6 months and trying to change it to a new property but they're looking at ours all over again and have raised queries we didn't have last time. No change to the amount we want to borrow but a slightly higher ltv, although still less than 50%. Maybe it's different if you use a broker though. Good luck

We are just changing ours and putting a bigger deposit down so it don’t have to go bk to the underwriters just a new valuation on the new house so nothing changes for us just address as we lending the same amount

Its so frustrating when there are different rules for different people, it may be because my hubby is self employed? I've had a 6k a year payrise since as well but the underwriters still want a letter from our accountant with all sorts of information. We haven't even got as far as valuation yet 😢 and now I'm worried they're going to knock us back or not lend us much. I posted the full story on this thread last night

FYI Santander are working today, just received my mortgage decision (went to underwriters Thursday afternoon).
Ahh that's good to know. Ours went to the underwriter Thursday afternoon and still haven't heard so now I'm even more stressed that it's not going to go through or something. I suffer with verbal ticks which is worse when I'm stressed, so my partner has been looking at me like he's going to throw me through a window all weekend never mind buy a house together 🤣

Does anyone know if the underwriter comes back and says they can offer you a lesser amount and you can find the extra amount for bigger deposit, whether it would have to go through the whole underwriter process again?

My hubby is self employed also, if you are earning more now then I wouldn’t worry, Santander were asking us strange questions before we had the offer, good luck fingers crossed for you, I’m hoping we will hear tomorrow about the valuation 🤞

Thanks cookie, I know you've had a bit of a journey too! I'll have everything crossed for you. I've just got a really bad feeling about this, everything that can go wrong, pretty much has, and I'm wondering if it's just not meant to be x

Thank you, you too! I can't believe I'm back on this thread when most, if not all..! of the posters I was going through my first mortgage app on here with have all completed by now! So frustrating. At least Santander seem to be processing them a lot faster now than they were then :)
  • Hoping to hear something today from our broker all being well. Santander asked for a payslip on Thursday which I forwarded straight away and it went back into the underwriting queue. Valuation is tomorrow, so bloody nervous for that although I’m feeling a bit more confident now after seeing much smaller houses pop up locally that I personally think are over priced 🤞🏻🤞🏻🤞🏻

The underwriter came back on ours saying that they would only offer a lower amount. We then had to agree this was ok to go ahead with our MB and it went back in the queue for the formal offer to be made. Took about 3 days.
