    Hello!!

I am at the exact same stage and had the same questions, agree with what you said the "accepted" documents had given me false interpretation that it had already been approved.  Now on my 3 working day wait and it is KILLING me!!
    Argh
    Good luck
Oh glad I'm not the only one who thought that then! I feel your pain haha!!
Hopefully you'll here back today then..let me know how you get on!

Can I ask how long solicitors are taking?

We sale agreed the property 2 weeks ago tomorrow (Friday), I contacted the solicitor on the Monday to get the ball rolling.

I followed up today and he hasn’t heard anything from the vendor’s solicitor which has us a bit worried - especially as this is a private sale.

    Is this normal?

The vendor still has the house up on the buy and sell sites she originally posted on also 😬
The estate agent told me they'll only do the legal side of things once the offer is out.

But as the survey is next week, I'm pushing them to start now.

Need the draft contract TR1 and searches to happen.
Ah so after the valuation and mortgage offer - that’s when the ball will get rolling with the solicitor?

If I remember right your survey is 5th of May like mine isn’t it?

I’m worried about down valuing however a smaller house came on the market today in a neighbouring town for the same as we offered so I’m hoping this is a good sign.

I’m in Northern Ireland so property is a lot cheaper here than in parts of the UK and value doesn’t fluctuate too much between neighbouring towns. I’m actually in one of the most expensive parts of NI 😭 further up north bigger houses are going for tens of thousands cheaper 🙈 still prefer to be at the coast 🥰

Yeah exactly! As long as your mortgage offer comes out all okay the legal side of things will move quickly.

I've paid 275k for this 2 bed flat in East London. In 2018 one sold for 300k and in 2016 one sold for 260k.

So I'm thinking 275k is a fair price. Did some online valuations and they came in at from 272.5k up to 282k. So I'm hoping it's fine.

Yeah it's in the 5th also, fingers crossed for us both.

£255k for a 4 bed detached here which believe it or not is expensive for NI 🙈 I have an uncle in Isleworth so know how expensive property can be in the London area!

I think you’re bang on with your price based on that info - only 6 days but who’s counting 🙈😂

hopefully we hear the following day and they don’t keep us waiting too long!

mortgage finally agreed subject to valuation! Surprised at how fast it has went as we only went back to underwriters yesterday after changing our property the week before.

Anyone know what the valuation process is like at the moment? Is it common that they undervalue property’s if there is no major issues?  Recent sales within the same street are all around about the same as what we have offered, dont want to fall at the final hurdle!
