Interesting thread, so many mixed processes going on.
I had to change the property I was initially going for as the EWS1 came back as B2 and no bank will lend on such.
I had my mortgage broker change the property via a substitute property form on the 13th of April (a week today).
Yesterday I was told the case was back at underwriters due to increases borrowing (10,000 extra).
Does anyone know how long they will take to agree it all and instruct the survey?
I kind of know how that feels. My underwriting was done the first time round and everything checked out. Santander agreed to lend, but due to the fire safety I had to pull out.
I got hold of my MBs assistant today as he is off, and was told we should hear something tomorrow as it's been on the underwriters desk since Monday.
Guide price on the flat was 250-275k, I've gone in at 275k cause I really want it and have already wasted 3 months on the last property. I hope it doesn't get down valued for when it comes to the survey.
But speaking a lot of people, they have mentioned this should be fine. Property was recently decorated, with a nice bathroom and new carpets throughout.
The estate agent I'm dealing with doesn't take the property off the market until their is a mortgage offer so anyone's game really. But the advantage I have is they have dealt with my broker in the past as the two EAs are couple doors away from each other.
I feel like I need to hear something sooner, before the vendor starts getting worried.
My mortgage broker went back to Santander at 2:45pm on the 20th with a query they had but still nothing ...0 -

Maybe it's due to demand on the market they are being extra cautious.1 -

I had my mortgage agreed, but then I had to change the property. We used payslips from Dec, Jan & Feb. March payslip wasn't requested even though we submitted the initial application in March.
No further documents have been requested as lending was agreed once already subject to survey, only lending 10k more now. (Substitute property from was submitted last Tuesday btw).
On Tuesday this week, they queried about ground rent and service charge - not applicable as the property is a maisonette and lease over 900 years (peppercorn). Broker went back on Tuesday but still no news.
Been told today it is still in the queue, and to reach out back on Monday.
This is getting a bit ridiculous now! You'd think of 4 months of property hunting you would be making some inroads, but looks like that isn't the case.

Hi, I commented before to say I’m going to put an application through. I have just done this and been provisionally expected.. not sure what that means in mortgage world but hopefully I will get accepted! I have had to send one month payslip upto now.0
