Santander mortgage timeline

Applying for a 90% LTV mortgage (porting existing mortgage).
Our timeline is:
18/08 - Application submitted
02/09 - Mortgage appointment
03/09 - Approved subject to valuation
11/09 - Valuation performed
14/09 - Valuation reviewed and 10k under asking, the mortgage product is 95% LtV so advised we can carry on... application passed to underwriters and requested 3 months payslips/3 months bank statements
17/09 - advised new purchase price based on down valuation as we went to the estate agent and got some money off
18/08 - call by mortgage advisor asking about new purchase price, follow up call booked for today (21st)
21/09 - went through questions asking if we want to change anything else on mortgage, then advised it is with the underwriters and will take 5-7 days... did it go to the back of the queue when we advised the new purchase price?
This all feels never ending... as we go along we feel they are trying really hard to not lend, we do have the funds to go back to 90% LTV but the mortgage advisor didn’t seem bothered about us putting anymore in, we shall see what the underwriters say? Our mortgage amount (297k) is just under 3x our joint salary (although we do pay for childcare) with little debt (~3k) so would hope the underwriters approve our application but I am getting really anxious lately...

This is my timeline with Santander:
Offer on flat accepted and reserved - 20/08/20
Broker instructed - 21/08/20
AIP via broker - 04/09/20
Full application filed and received by Santander - 10/09/20
Advised with underwriters - 17/09/20
Valuation booked - 23/09/20
I'm self employed, still expecting numerous UW questions despite going through it extensively with my broker. I've got a 12% deposit on full property value, looking for 48% mortgage and hope to get HTB equity loan at 40% (London property). My current fear is of a down valuation
Debt Free: 06/03/2020 Highest Debt: £37,5140 -
Does anyone know if the ‘checking supporting documents’ on the santander timescales includes valuation reports? Ours was received on the 17/9 and they’re up to that date as of this morning - hoping for good news today!!0

I have stopped paying attention to the timescales on that website - my valuation was reported back to them on 1st September and I was told two weeks ago that my application is ‘in the queue for underwriters to make final checks before offer’.
