Santander mortgage timeline

just upgraded to full Experian report and can see 2 searches on 26/8 (day we applied). One says ‘won’t impact credit report’ and the other is for Application Type - First Mortgage ‘can impact credit score’.
Does this mean that they’ve credit checked us? I’m panicking as MB said yesterday everything has passed with the UW and they’re just awaiting valuation sign-off, advised by Santander that should be done by Tuesday. I’m wondering how we can get to that point if they’ve not even hard checked us... they’ve not even asked questions ????0 -
Same for us. @SueF1 Broker Said it was all okay, she also said that although they instruct the valuation near to the beginning. If you were to be declined then it wouldn’t get to this stage so she says it’s really good news that it’s awaiting valuation sign off. Fingers crossed for you. X0

I have been watching this thread for a while now - I applied via my MB on 24th August. My desktop valuation was done on 28th August and a few documents were requested. The update from my broker on 10th Sept was that it was ‘in the underwriter queue for final checks’ so I’m obviously anxious like everyone else in this forum. I believe that Santander will send an automated text and email when they issue the offer but every time my phone goes, my heart skips!!! I’ve got great credit and affordability fits fine but I can’t help worrying!!

Does your council do their searches electronically or is it still the old fashioned way of taking weeks? Our council apparently do it instantly now so just need to company who are doing it to get their finger out. Our solicitor said it can take 27 days for the searches to come back thoughrini94 said:

1st July - Submitted application with Santander
7th July - Searches with solicitor submitted
20th July - Environmental search came back
28th July - Valuation
29th July - Mortgage application approved
11th August - Followed up on local search (told by solicitors that it's with the search company, not come back, can't chase it or get an estimated timeline - ridiculous)
28th August - Followed up on local search again. Solicitor doesn't have it but followed up with the search company this time, to get an estimated timeline. Miraculously the search company have done it and send it over (coincidence, I think not).
9th September - Finally received the local search from the solicitor. The date it was completed was the 3rd August!!!!!!!!
I sent a very strongly worded complaint to our solicitor (about the general service we received as well as this, they have been quite rude to us, being told there were no more enquiries and then having more). They are blaming the local search on the search company but saying that they are asking for some or all of the search fee to be refunded. Honestly to anyone else - chase, chase, chase. Demand they ask the third party search company for an update. We are STILL waiting for a completion date because firstly they sent our contract to the wrong address and now Royal Mail are being terrible. I'm trying to be positive and think forwards only, but the thought that we could have been in our house like a month ago makes me want to cry.
Edit: this was Aylesbury vale council, so actual timelines would have been 4 weeks, but it took 9 weeks (!!!) to get to us.0 -
My mortgage adviser told me the exact same thing and said would have the offer by a date then a week after that lender asked for more documents that was two weeks after valuation I would not go by what broker says until you have your offer but the hard search and soft search is done once so that part is done which is good :-)ftbhoping said:just upgraded to full Experian report and can see 2 searches on 26/8 (day we applied). We’re still waiting on our formal offer, MA thinks it’ll be fine but I was furloughed (back full time now) and my partner is SE. I’m so nervous they’re going to reneg the dip or offer a lower amount (currently 85%). We’re ftbs too.
anyone experienced the same disappointment?? If Santander end up saying no, is it worth our broker trying elsewhere? We’re chain free on both sides but vendor keen to get going!0
