  • So reassured to know I am not the only one that is glued to the service updates several times a day! My mortgage application was submitted on 10 November - I am self employed through a limited company. Does anyone know whether low loan to value affects time to offer - ours is 27%?
I asked this to my MB who said makes no difference..

I made the mistake of checking what date the underwriting queue is on and it’s on the same date as it was on Friday afternoon! Noooooooooooo!!!
Tell me about it. I’m banning myself from this forum for 24 hours! I’ve had no hope from it today!
I’m going to see if I can have a mortgage update detox for a few days, I might just drink wine instead and just gently rock in a corner facing the wall or something hahaha
I didn’t check this forum for 24 hours and i didn’t miss a thing! Deffo worth the detox!
And the Santander trackers have moved well today,  all of them except the ones I’m affected by!

Whats the quickest self employed offer anyone has had on here. Our valuation was done this morning and developer has said they expect an offer out by the end of the week!
Its all been pretty quick so far
    09/11 DIP
    10/11 full applicationn
    11/11 valuation booked
13/11 requested further information provided same day
    17/11- Valuation taken place

Will I be at standstill now? 70% LTV

I expect you entered the uw queue on 13/11 or 16/11 based on everyone else’s experience. And they are 24 days behind and looking at apps that went in the queue on 14/10. So I’d imagine 5 weeks from 13/11 which is about 18/12 and hope and pray for better.

Finally got our mortgage offer after 8 weeks. Both self employed - both took the first and second SEIS- 83% LTV and  X4.5 salary.  They asked us twice for additional documents/ information (accountant’s letters and letters explaining impact of  November lockdown). Feeling extremely relieved. I can’t even quite believe this is over! Good luck to everyone!

    Application: 21/09

    Hard Search: 21/09

    Joined UW queue: 28/09

    Valuations Instructed: 05/10

    First additional information requested: 26/10

    Hard Search again: 26/10

I'm assuming its in the queue to be seen ? Do you get another notification once it's been picked up by the underwriters?
Hiya, your situation sounds identical to mine. Single application, shared ownership, LTV 85%. I applied via a broker on the 28/10 and was passed to underwriting the same day. Physical valuation took place on the 05/11, hoping to have an offer 1st week of December!
Hopefully wont be long for you. Our broker said they've recently had an offer from Santander in 10 days! I've already accepted the fact that it will take a while...

22/09 - application submitted with Leeds BS, long story short, on the 9/11 we've been told that Leeds is reducing the amount they're willing to lend by nearly £20k (turns out our broker FORGOT to declare our child on the application)
10/11 - found another mortgage advisor
11/11 - AIP with Santander (single applicant, shared ownership, 85LTV)
    12/11 - all documents sent
13/11 - application with Santander submitted and passed to underwriting. Valuation booked for 23/11
19/11 - mortgage agreed, subject to a satisfactory valuation
    23/11 - mortgage offer issued
    19/12 - completed

  • Santander have two queues
The 'easy' queue (employed, no adverse etc) and the senior underwriter queue (self employed, adverse) - worth finding out which queue you are in. The advertised timescale on the website is the longer queue so the shorter one shouldn't be that long
