    Just heard from our developers: valuation has been booked for tomorrow 18/11. That’s 24 working days after our application was submitted... we received a request for more info on 28/10, but nothing since. I hope it doesn’t still have to go into the UW queue because that could mean Dec before we see any offer... We are both employed and it’s for 75% LTV HTB. 

    I also wonder why they need to do a physical valuation. There are a lot of the same house type in the development that have already been sold.

  • So reassured to know I am not the only one that is glued to the service updates several times a day! My mortgage application was submitted on 10 November - I am self employed through a limited company. Does anyone know whether low loan to value affects time to offer - ours is 27%?

    I really don’t know, but I think the hold up is a mix of the UW queue for SE and a huge influx in applications mainly. On the upside though a LTV like that should make it really quite simple to UW and low risk!

  • I'm assuming its in the queue to be seen ? Do you get another notification once it's been picked up by the underwriters?
    Hiya, your situation sounds identical to mine. Single application, shared ownership, LTV 85%. I applied via a broker on the 28/10 and was passed to underwriting the same day. Physical valuation took place on the 05/11, hoping to have an offer 1st week of December!
  • At what point does santander credit check your file. Had a look on my experian but nothing at all showing thanks

    Our hard check was done the day the application was received. But didn’t show on Experian till about a week later.

    Usually immediately after when application is received, ours happened the same day.
