    Sent back gift deposit form 7th Dec

    My MA said everything else is satisfied and accepted so it is just a case of waiting which is a constant refresh of emails

    What a weird day... I got an AiP from Kent Reliance, EWS1 after 7 months from the seller and a call from my old broker (who got me DiP from Leeds, which was then cancelled).

    I should be happy at this progress after so many months (sale agreed 6th March!) but I'm kind of just drained by this all! I think because I haven't told my old broker he is still fired (I couldn't, I'm a mush)....

    Well done on getting your EWS1!!! I'm SO pleased for you, I've been following your saga for ages and I know it's been hellish for you! This is amazing news!

    But yes it sounds like you need to just tell your broker you've decided to move on. At the end of the day, it's a business / client relationship so you don't need to feel bad. Just be honest and say the whole process has really drained you and you're taking a break and going elsewhere. 

    Also well done on your KR AIP - welcome to the club haha. We're all very friendly here. I've been watching people come on to this thread with lots of worries, and get their offers and be very happy. All while I still wait for mine :D KR seem to generally be very good - just a bit picky (as you'd expect for an off-high st lender) and slowwww. But then so is every bank atm I think. Sometimes I dip into the Nationwide thread and that's just painful to read!

    EWS1 was a B1, due to timber decking on balconies (like so many)! I know others including nicole (I think) have also had issues getting mortgages after B1 but managed to... We'll see! :) thanks a lot for your encouraging words and best of luck!!

    Slow is okay, when the result is almost unanimously good with KR...!

    Yeah my EWS1 is a B1 for timber balcony too - KR accept B1. What they didn't like was that mine wasn't signed by a chartered engineer, but as of Monday it now is, so fingers crossed that's it for me! My MB has escalated my case to the BDM as it's been sat 'ready to go' for nearly a month, pending this form / valuation. Just want some Christmas good news!

    @Nic88Nac really hoping ours comes through today. Our solicitors said they could push the sale through within 2 weeks from offer meaning we can get in before Xmas..  otherwise the solicitors are then closed until 4th January 🤞🤞

    Hi, our searches are 150 in total I believe, the personal search is basically a free service the local authority does, they send them the plans or pre covid someone physically went to the council to look at plans, so you just pay the service provider. I would stick with your solicitors advice here though as not all personal searches will be accepted by the lender because some things might get missed. I know our provider does indemnity insurance in the case if they missed something on the search then there's no liability on the lender or yourself. It might be a good idea to call the local authority and see how the searches can be ordered at this moment in time. If they say a personal search only then ask your solicitor to look into this.

    All buyers who are purchasing and pretty much all the council services on their website. Such bad timing! I called them yesterday for more info and they said they are going to try and carry out partial searches in the coming weeks but not sure how that's going to work.

    Nope - mine has been 8 weeks so far. My solicitor's latest update was that there are still a few outstanding queries which aren't back yet, and also waiting for the developer's solicitors to respond to things as well.

    I think 8-12 weeks is average at the moment tbh. I'm glad I instructed solicitors on the day of mortgage application in hindsight!

    @Longshot101 i think that is pretty understandable at the moment, someone I know is moving that I know and they have been quoted 8 wks for searches. Luckily we had ours back in the summer but they took 7 wks
