I got a mortgage from Kent Reliance two weeks ago and there were no further checks after offer. Offer made in October, exchanged and completed mid December, well before the offer expiry a few weeks later.0

In terms of going over your limit, as long as this was corrected sharpish, it might not even show on your file. I don't think anyone will know if it will effect your offer, I'd like to say probably not, Kent are quite leneant. My statements were terrible in so many ways, and they didnt even ask me any questions. I didnt think id get a mortgage at all.
I think you will be fine, if you havent correct it, then just do so asap.

I have submitted my application via a broker, kent reliance took the fees for valuation on the same day, would you say that’s good? Or is that general practice0

Hi All
so I went for the SO mortgage on my own because my partner is self employed, and hasn’t earnt enough over the last two years.They have seen he has put money in our savings, and know he will be living there & have now asked to see his tax returns, which he didn’t earn anything last year, he is now but only has invoices & transactions in the bank showing this.
do you think this could affect whether they say yes or no?I’m so anxious. My mortgage broker has asked them to hold off on the valuation until they have checked all our stuff to prevent us loossing the fee if they say no.0 -

I have read all 112 pages and congratulations to everyone that has secured their mortgage even after some long waits.
I put my application in on 13/01/2022 after they requested a current bank statement.
Valuation requested but no date yet. My property is still being built so I’m not sure how it works with that.
ive been on a mortgage hunt for a few weeks now after initially going with Kensington but their borrowing amount was too low for what I needed. Need £118k they were offering just under £70k. My salary is £40k with about £8k in bank work pa (I am a nurse)
I have some adverse credit (2 settled defaults 2017&2018) 2 late payments from PayPal credit I didn’t realise I had taken quickly resolved. Nothing else.
I have been told turn around time is 3 days. But going through this thread I think my broker has high hopes for a quick offer.
I’m going for a shared ownership property which I have reserved and I have been told exchange is early Feb!I haven’t instructed solicitors because things have looked so dim during this process, broker made a lot of promises and basically said nothing to worry about everything will be easy and straight forward, go for it!

not as easy as said!It is a long process, I applied for the property beginning of December, got everything back from housing & the mortgage was applied for beginning of January. It’s the most stressful thing ever, but it’s finally looking up. Hopefully the same with you, if you want to try another mortgage broker I’m happy to provide details of ours 🥳1
