    so I’ve reserved a new build S/O property in September and after all the faffing from the housing association back and forth for three weeks asking for duplicate docs over and over I’ve finally submitted the mortgage app today!
    the house was ready to move into when I reserved, Taylor wimpey sold to HO via an estate agents so there’s a lot of fingers in this pie  (house) already!
    I got a MIP with KR no problem, then it lapsed due to the other faffing around and then got another no problem too. 
    Doesn’t stop me worrying that I won’t get an offer after all this! £500 res fees, £495 broker fee, £399 lender fee, £200 valuation and £145 booking fee.. if I don’t get an offer that’s £1739 I’ll never see again!
    anyone gone through all this then been turned down? Well scared!!

    I just got an offer today after two weeks of applying.

    Our statements were a mess and I mean a mess. Cred cards too, but they only asked when is a loan being paid off, no other questions at all.

    We really did not expect an offer and was worried about losing the money too, but here we are with an offer.

    From the reading I've done, KR seem to accept most people, as long as you can afford it.

    and how quick was that!? Here’s hoping they’re on the ball now and it’s a quick turn around for me too! Still dreading it and as it went in on a Friday afternoon, and other have said valuation and credit search immediately- I’ve got an agonising weekend wait first haha.

    I don't think you have anything to worry about. Honestly didn't think we would get one at all.

    It was pretty quick, my broker said it will be around 6 weeks!

    I applied on a Thursday and the valuation was carried out a week later. In terms of the hard search, they use Equifax so we checked clearscore and found they did the search the same day of applying.

    Good luck, I'm sure you will be fine!

    Oh gosh I hope so!
    I downloaded Equifax and it was the best report of them all! However, they’ve done the hard search same day and it’s dropped nearly 100 points from very good to good! Will this affect anything?
    it’s been a loooooooong weekend seeing as the mortgage app only went in Friday lunchtime. 
    Hoping they instruct a valuation tomrw for a little bit of hope, otherwise this week will be torture! 
  • New here. I'm trying to get a mortgage with kent reliance. Both my and my partner have bad credit. But we are putting down £100k deposit and asking to borrow £260k. We were with one mb who was useless and put us through to Kensington which was declined on first day. Found new mb who actually responded to our calls and emails. They put an application in Thursday 27th October.  Chased up yesterday to be told that kr had asked for more info (my decree absolute as my passport is still in married name and a bank statement that I had already submitted to mb) I'm still waiting for any info. I noticed on my credit report they did a search on 27th. Everything I've read is saying their pretty quick. I'm so pressured for time as first mortgage was declined and the people buying the house I'm living in (which is rented) wanted to exchange yesterday and complete next week. So stressed with all this.

    my broker did mine last Friday, 29th, hard search done same day, valuation instructed Tuesday and was carried out today so pretty quick!
    mines straight forward first tike buyer though, shared ownership with big deposit and only a couple missed payments. Maybe that’s why mine has been done quicker? It’s not even been a week and all the valuation has been done. I’m not expecting an offer as quick though.

    Why did Kensington decline you? How bad is "bad credit" ??
    Honestly I don't think we should of ever been put through to Kensington. Looking at their website they don't accept a lot of what we have (old ccjs and missed payments) 
  • If kensington won’t then maybe nobody will. They’re quite lenient compared to most

    hope you can help- been reading through this thread for like 4 hours reading all your stories. 

    I have MO with KR. Yay! BUT, I went over CC limit over Xmas 🤦🏼‍♀️ However, that credit card doesn’t show on equifax (clear score) but it is showing on Experian etc. 

    but, does anyone know if KR do another credit check after offer- ie before exchange , after exchange . Just worried about losing my deposit if it’s post exchange. My brain is telling me it’s okay as it’s not on my equifax file. But the anxiety of losing a £20k deposit is real!
