Hello, we submitted our application yesterday through our MB. They have requested documents today for my partner (self employed) but after reading through this thread it seems that they ask for a lot of extra documents sometimes. Am just wondering if anyone would be able to tell what extra that had to submit? Just so we can try and gather them just incase.  Thanks :)
We have had to submit extra bank statements, but nothing out of the ordinary, We submitted the application about 2 weeks ago. We haven't heard anything about a valuation yet, but they did the credit check the day after the application went in. Hopefully you have heard something by now. The current waiting times for replies etc are 2/3 days so pretty quick really.
@everhopeful21 just wondering if you got your offer or how are you getting on?? Fingers crossed for you 🤞🤞🤞

Thank you, we actually got an offer from Virgin Money, it didn't look like our application with them was progressing as I was unable to get my tax years overview from HMRC, but in a U-Turn they accepted some signed accounts and an accountants certificate so it is unlikely we will progress any further with Kent Reliance, they did come back requesting more information and an accountants reference. How are you doing with yours?

@everhopeful21 wow congratulations! They do seem a bit slow with getting back about info regardless but at least you have got an offer elsewhere. Bet you are so chuffed!

It was back and forth for us, requesting different documentation but the last update I had from my MB was yesterday. We had our valuation last week which is all fine and well. He said yesterday that it’s been sent to underwrites for a final review and sounds really positive but I can’t help but just worry that it wont go through 😩😩

Fingers crossed for you, try and be positive, it is unlikely they would have sent it through unless they think the final underwriters would be happy with it. Let us know.

I really hope so! Will of course keep updated!
  • Hey everyone,

Joining here as I am currently in the process of buying a house (FTB) with a mortgage from Kent Reliance. I have defaults which are settled but over 4 years old, we have a 25% deposit.

29/06/2021 – AIP confirmed (it was referred to underwriters)

    02/07/2021 – offered on a house

06/07/2021 – full mortgage application done

14/07/2021 – credit search done & valuation instructed

    17/07/2021 – valuation confirmed

23/07/2021 – They asked for more bank statements to be posted, confirmation of a default that is paid (it was showing on credit report as satisfied) so I’ve provided those.

4/08/2021 – purchase price negotiated on the house, informed KR and our application went back to the beginning.

6/08/2021 – new purchase price agreed.

I’m so worried we’re not going to get the mortgage offer, our solicitors are now chasing our mortgage offer and I’m worried it’s all going to fall through. The wait is torturous ☹

Anyone had their application go this far and be declined?

Congrats to everyone who got their offers through!

Hi, one thing we learnt from this thread is hardly any applicants get declined.

We had an arrangement to pay previously on our credit files and was only settled 2 years ago and only put a 10% deposit down and got approved today. I honestly think you will be fine. As hard as it is, just try to think positively. Your time will come 😊

We had never heard of Kent Reliance until yesterday when we were told about them by our MB and the DIP came back almost instantly which I took as a good sign.

I had 4 defaults but 3 of them are over 3 years, and the only other one is 34 months old, and for only £250.

I'm hoping we'll be okay but you never know, bank statements are clean but there's some PayPal on there that worries me, but I'm assured that's very common nowerdays and won't be inspected.

What I am gathering from what someone said before is you very rarely hear of people being declined by KR, it just takes time and sometimes questions come.

Question: we have dealt with Kensington before who are similarly aimed at less than prime borrowers. They never instruct a valuation until they're happy with the people borrowing so seeing a valuation booked in with Kensington is a huge milestone as it means they're happy with you as borrowers. Is it the same with KR?
