    Just a quick point on the extra car levy on your quotes - it can go the other way too.  My builder assumed I didn't have a lot of money (unsure why) and then made finishes quite basic when I was after a little more.  I will add the little extras when decorating, but he always assumed I wanted cheap and cheerful.  Things like using the existing light switches when I would have preferred new ones as it was being moved anyway.  Maybe I didn't explain myself well - this experience was my first dealing with builders so I have learnt a lot for next time.

    @slm6002, you are so right about me “looking simple going the other way”! Lol. The kitchen fabricator really struggled to give me a quote. He went to great lengths to justify his labour charges! I had to push and push and he said it will have to be £x and I buy materials. He explained why it has to be so high, as it will take x days with x men! To be honest I don’t mind at present going a bit cheaper and Chearful as I just want things done! I do get it though it’s going to be a struggle pushing for expensive finishes as they just think I might be struggling!

    Oh one more thing. The handyman came to fix a few things around the house. 
    1. Door handles which were constantly falling off
    2. upstairs bathroom toilet leak
    3. change basin tap from similar to this, if possible please avoid installing such

    I just wanted to post the tapes so that you can be aware to avoid my mistake in buying the “waterfall tap”.I have a water pump and when I turned first tap on it will violently splatter/shoot straight out at you due to accumulated air and pump pressure and make you wet. This was particularly annoying at night as when wearing pyjamas/nightdress you don’t want to go into bed wet.  Also it was difficult/tricky to reduce/control water output somehow. Second tap is working to be a good replacement and it’s very smooth to control volume output. 
    It’s good to keep ontop of repairs.

    Lol re the taps.  We have very hard water here and I was always worried that the limescale would soon appear and look bad.  With a normal tap at least the limescale is under the tap mainly

    Hey all. I’m wondering if you can give me some advise as stuck on what to do. Long time lurker on here. So I am separating from my partner. He split from me Jan 2020 and is still in the house. Basically he had an offer accepted elsewhere but chain took 6 mths so he pulled out. He has another offer accepted now 3 weeks ago. I’m buying him out. The mortgage is paid off so equity in property but I need to take a mortgage out to pay him off. I need to pay him £138k, originally was going to take mortgage 110k as that’s what applied for and take rest in savings. This will leave me with £40k savings. However conservatory roof now needs replacing plus other things need doing in house, the conservatory was built 1997 so worried structure may not take new roof it’s currently polycarbonate. So I’m thinking and help me here should I take full 138k as mortgage and keep savings for emergency and doing these things in house that’s needed? I have 71k in savings not had much of a life lash two years and lockdown so saved loads so I am guessing if don’t use I can keep aside to pay more off at 5 year fix end?  On 110k the repayments are £560 a mth and if did 138k it’s £660 worried it’s a high amount. Hope you can help me and give me advice. Over the years we hardly done stuff to the house, he didn’t like spending just wanting pay mortgage off so loads needs doing. Z thanks for listening xx

    Oh hello @PinkFairyDust2. Can you easily afford £660 per month? If you can then since you have a some work which might be urgent to do and being single then it might be advisable to keep the cash and get the higher mortgage. When all works are done you can then start overpaying and reduce your monthly payments that way?

    I think I can but had another thought whether to add extra 10k to mortgage and put as 25 Years then repayment same as now on 110k as 22 years and then can keep bit more aside as security and over pay too to bring it down. The. I just pay extra 18k from savings I think x. Hope bank still let me change it all.

    Looks like you have many options @PinkFairyDust2. I always choose the longest term and then I overpay so as to reduce balance. At least you know the house so no surprises.

  • Thank you :-) be good when can finally start moving on as last 2 years still living together has been hard. I suspect be a month or so till completes then can get to work on making the house look nice. Yeh hopefully not too many surprises but the people who lived here before did a lot of botched jobs x

    We have an insinkerator waste disposal, I love it.  We replaced ours a few years ago and went for the cheapest variant - with hindsight I’d have gone for a more powerful one and when this goes will replace it with a more powerful one.
