Thank you ladies for well wishes. The roofers came early this morning did a few hours and the boss came to say family emergency and so he left. He said they will come tomorrow But I am not sure? The one person left to clean up said he is coming Monday but boss man said Sunday? For now some progress has been made on the roof but it’s not complete. He also said he will put triple layer and quoted me for triple but I think he wants to put only two layers. I have already asked but I think he will want to say he has put three as he will probably say he did it while I was not looking. So now the roof will take 3 days if I am lucky!Went for lunch at the town centre with a friend tried a new restaurant. Food was good and portions were generous.Roof so farInitial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

Roofer has sent a message to say they can not come today but will come tomorrow 😞. I suspected this will happen. I questioned him about the way he was doing the felt and I suspect he wants to do it when I am not there. Basically he wants put two instead of three layers. He did not lay first layer.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

Good evening all
Roof was completed yesterday. All rubbish/old roof has not been taken away although the quote included all rubbish to be disposed off. He said he will send a truck. Truck never came asked today when rubbish will be taken. Have been told it will take at least a week. The rubbish is on the drive taking up parking space. Anyway I am glad the roof is done as rains are back.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

I'm glad they came back and finished the job, even if you are left with the rubbish. My builders kept putting the rubbish in my bins, and the wrong ones for that matter. Was waiting for the bin men to refuse to take itMe, DD1 19, DS 17, DD2 14, Debt Free 04/18, Single Mum since 11/19

Yes it is a relief @slm6002, and if push comes to shoe I will hire rubbish Disporsal people. The rubbish is a better problem than a leaking roof I guess.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

Oh I forgot to mention that since Saturday the boiler is not working. Something to do with the roofers. Remember I moved the boiler into the garage a while back to free up kitchen cabinet space? The roofers obviously tempered with the boiler flue which has somewhat affected the boiler. Called the gasman on Monday and he said he had injured his back and so he could not come out straight away. Told him I can wait - waiting as I don’t want to call a new person to handle my boiler. Luckily it’s not a combi-boiler and so we have a storage tank with an immersion heater so we can plug and boil by electricity. We just plug in for 30-40 few times a day and it heats enough for a warm to hot shower and do dishes. So boiler not working is tolerable for now as we don’t need heating.Have paid £800 deposit for electrician to do more electrics, his total bill will be £2100. He will also install a new fuse box in that charge as I decided to just update. I need hard wiring for new cooker, also new wiring for cooker hood. Lots of sockets all over the house as I want to do away with extensions as much as possible. Also need a double socket for dishwasher plus possibly a food macerater. Do any of you ladies have food macerater under your sink? Have had experience with them in America where they seem popular but here what I have is a food bin 😷 If any of you have a macerater can you recommend a brand if you are happy with it as I want to buy one?. How about the Insinkerator models? Anyway I will need to decide on one eventually.New car has been a wonderful drive. I am now used to charging the overnight when I have to. Wish I had upgraded sooner to be honest, worth every penny. One thing I must say though laddies since getting new car I park it on the street whenever I have workman come in to give a quote or do the work. I just act as if I don’t have a car whatsoever. This alone has helped me get fair quotes. I can not change the fact that I am a woman but I have now realised without the car they don’t feel I have money to throw around. I almost sense like they feel sorry for me 🤔🫣? If you are a woman and own a house and own a car and have all the trimmings of doing well you get slammed on extra charges for the sake of. A house plus car means money is flowing, a house and no car might mean not much money around? So my advice, if you want to avoid car levy added on your quotes takeaway the car until all works are done. Just my experience anyway just incase it will benefit someone.Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

Financial update
I am planning to call WestBrom and reduce my OP from £999.99 to £60-£100 as I have so much going on with the works on the house. I have now spent thousands on roof, electrics, new kitchen items and still to get kitchen done. With all this going on I just want to replenish my “dipping fund” so that I don’t start spending from my “emergency fund”. Dipping fund is money I keep for renovations and house upgrades and if I get out of pocket in general. Anyway will make the call to reduce the today if I don’t forget. Plan to pay the lesser OP for a few months.Managed to add savings into building fund so it has moved up from £84200 to £87460. So about £13k to get to £100k, unlikely I will be able to do it this year with all I am spending on the house. Will see.
Had a house valuation done, value now at £856k. Purchase price was £640k. LTV is moving in the right direction quickly luckily. Not that it matters but it’s nice to know as I overpaid at the time by about £40 to £60k I think.
wishing you a wonderful day ladies 💋Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
