in a chain .due to exchange/complete Friday, solicitor has just bee on phone,, I can move myself, the other party is reliant on hose removal, who have just told her this morning as its stands they will still move her. The law society have not issued any guidance as of yet to solicitors about go/no go so their bosses are having a meeting. I asked her if we can bring exchange forward, she advised against it (for breach of contact if it cant/doesnt complete on friday), But i weigh that with the risk of the optics in london again this morning (jammed tubes and surgeon stating he was on his way to save lives but had to negociate the packed covid tube) forcing a govt. clarification.tightening of rules and even sticter guidance coming in before fri eg. only house move that are scheduled and have exchanged on can continue. I can feel stuff like that coming in the next day or 2.1

As suspected, nothing has changed for those that have already exchanged. My solicitor says we are also still going to complete come rain or sunshine.
They also reaffirmed unless there is a specific COVID provision (which is currently being included in contracts by many conveyancers, but are unlikely to have been included if you have already exchanged) then any party that stays put, whether buyer or seller, will be legally liable for costs, which could, in theory, reach into the hundreds of thousands for some house moves.
If all parties want to stay put, then you can, of course, renegotiate the completion date with no penalties, subject to mortgage companies also agreeing, but this is a private agreement and not suitable for everyone.1 -
Anyone know the situation for private renters moving from one home to another? I was due to pick up keys on Friday via a 100 mile train trip, pay deposit and first months rent having already paid a holding deposit. It's a 100+ mile journey as moving cities.
I was then to return home, continue packing and the removal company take items on Monday. Now that seems unlikely. We would have travelled by train again on Monday and met them there.
The first trip to pick up keys apparently doesn't now come under essential reasons for travel looking at Govt guidance.
Ideally the agents will postpone so we stay in existing rented home beyond expiry date (end of this month) until this is resolved, but what if agent/landlord says we have to pay on Friday even if we cannot get there? And even if we could, removal company wont move items?
There's the mortgage holiday but landlords are not obliged to offer it to tenants I believe? What a situation. Hopefully they are reasonable given we have a young baby.

Just spoken to my solicitor who says the government have suggested they “delay where possible” regarding house purchases.
We were set to exchange and complete this Friday. Won’t cause anyone to be homeless if it doesn’t go through so looks like we’re delaying.0 -
Probably not for this thread. But if you have signed the tenancy agreement, you are liable. Many landlords are passing the mortgage holiday down, letting tenants delay payments if they need. But this adds to the burden later on when they have to catch up, so if affected tenants are able to take advantage of the furloughed wages grants and keep rent payments up, it may help their finances in the long run.0 -
The gentleman I am buying from is moving out today for us to exchange and complete tomorrow as he is in his 70s and high risk, and moving in with his son in the short term as his purchase is not ready (I think they are very concerned about his health quietly). So far everyone my end is in a position to move tomorrow so that is what we are aiming to do still apparently. We exchanged over a 2 weeks ago, before all this kicked off properly. We set completion to be 3rd April, so we wouldn't have to pull our son out of school early. We're really regretting that decision!!
Removal firm pulled out this morning, but we managed to secure a Luton van. EAs seem okay to continue. Now we just have to hope the plebs don't flaunt the lockdown so much that it gets tightened before the 3rd. I don't like our chances.

I just called AnyVan, and they said business as usual. So I guess I can still exchange/complete in April as planned. If you removal company has cancelled on you, I suggest you give anyvan a call or use their site. I guess you can also recommened the seller you pare purchasing from to use them too, if they've been cancelled on too.

We were due to exchange this week and complete next. I have just been in contact with my solicitor and she is waiting for guidance from her partners but what has been discussed this morning is that there will be no more exchanges until further notice.3
