  • Hi everyone. Application going from MA to BrightStar Monday and then onto Bluestone. I found the packaging guide via Bluestone so we've sent every document asked including already signing their forms. We were called yesterday to be told by our broker they are going to push for the exchange within 6 weeks but legal completion won't be until 1 Feb even though the house is ready to go now. Does anyone know why they might have had this stipulation from Bluestone? I'll be asking Monday but at the time it took me off guard I forgot to ask.

Things are different this time compared to when I was buying during lockdown.

Everyone is settled into working from home, have got their routine going, IT systems are working like people are in the office and have ironed out any issues. It should just carry on as normal for you at this stage.
Mortgage started 2020, aiming to clear 31/12/2029.

  • Just wanted to give an update on my time scales for anyone starting out -

DiP done early in the year... possibly around May, can't remember exactly. We couldn't do full application until we knew 100% my partner was off the mortgage with his ex. No fault of Bluestone.
27th August - full application in
2nd Sept - more docs requested as month changed so needed updated bank statements
10th Sept - Valuation (new build)
22nd Sept - more docs requested, payslips. I had come off maternity end of August so they wanted an updated payslip. Also asked for another bank statement
    24th Sept - offer through
20th October - moved in to new house

All went ahead as planned no issues with paying out, had to provide specific info for house insurance as Bluestone wanted to be names as an interested party and wanted to see the heading which their interest is noted under.. went through 2 insurance providers before i got what they needed.

My solicitor and MA had used them before and knew how they worked which i think really helped it along. We went through TFC though my MA (local company with broker fee much less than simply!!!)

Good luck all hope it all works out for you as well as it did for us :)

@jmwar92 yes, my offer expired as they were focusing on those who had exchanged, then once those were dealt with could deal with everyone else.

My offer got extended, solicitor checked the seller / solicitor was ready to go. I paid the arrangement fee, did the pre-completion call with bluestone, sent all my money to the solicitor, sorted the insurance out and sent proof. Solicitor requested funds.
When the lender funds were received he exchanged contracts before logging off for the evening and completion took place the following morning.

Added complication was registers of Scotland (Scottish land registry) were not fully operational online and had to get everything set up, tested, trialled and that was established by the time mine was going through. I was monitoring their website several times a day.

It was about 6 weeks after lockdown started I got my keys. A few days later the local removal guys came, emptied my rental of furniture and took it to my home.

What everyone has to remember is the lender still have their staff working from home, most solicitors are working from home and relying on admin to scan any documents to files or prepare bundles for collection by the solicitor. So things are taking longer than in normal circumstances, but they are used to working this way now, unlike back when this started.

  • We had our offer come through 21/10/20, the Solicititors still haven’t received paperwork - how long does it normally take

I thought it was instantly available via an online system that your solicitor has access to?

Where did you end up getting your
home insurance from? If bluestone want to be added as an interested party to ours I just want to be ready with a company who comply with their request rather than stressing out trying to find one

They should get it through an online system
