Our solicitor will pay them if we have not already paid them, it will come from our equity. I’ve not been told about extra charges for this by my solicitor.Kerrylou2 said:
Thanks - was it a condition for your solicitor to pay them from your equity? Did/do you need to pay your solicitor extra to do this?Willowlou said:
We have had some conditions but it was what I had said I was paying off on the credit commitments form.Kerrylou2 said:Has anyone had a special condition on their mortgage offer to pay off debt on completion? If so - how did you do this? Did you or your solicitor pay it - what proof did bluestone request? ThanksI sent proof I’ve paid to my solicitor, there are 2 credit cards we are paying on completion but our solicitor is paying this from our equity.0 -

Ah thank you. With my last mortgage I had a special condition for my solicitor to pay my debts, which was a real pain as my solicitor said that this was out of scope and would cost hundreds. And I had to send a lot of paperwork to prove it was paid - it was a big pain! I’m remortgaging with BS to pay of debt from home improvements and trying to suss out what will be on the special conditions (hoping it goes ok 🤞🏼) as a lot of mortgage lenders don’t request for the solicitor to do it. What paperwork did you send to your solicitor to prove the debt you paid off was paid? Sorry for the questions - just want to be prepared 😬Willowlou said:

Still haven't heard about our employment refs been 5days now, Simply say they will push for feedback from BS today, I'm hoping they just haven't got around to looking at them rather than they've sewn them and there's a problem!?!0

Throughout all of this when I haven’t heard back from them, I have thought to myself ‘no news is good news’. I’m sure if something was wrong you would have heard by now. Fingers crossed u hear something today 🤞🏼🤞🏼Lastchanceforahome said:Still haven't heard about our employment refs been 5days now, Simply say they will push for feedback from BS today, I'm hoping they just haven't got around to looking at them rather than they've sewn them and there's a problem!?!0 -
Thanks but I am getting to the point where I'm dreading hearing about it now in case it is bad newsKerrylou2 said:

Ah that’s not good with solicitor! Ours seem great at the minute. I sent in letters to confirm each debt was paid and he hasn’t come back with anything to say it’s not sufficient. There are 2 credit card balances that our solicitor needs to pay from equity in our sale but I’ve just got to send him balances etc for this, he’s not voiced any issues so hoping there isn’t any as we are set to complete this Friday 😬🤞Kerrylou2 said:

bluestone put all of the debts I circled yes to paying off on the credit commitments into the conditions. Hope this helps!! Hoping you also get your offer very soon ☺️0 -
Oh wow! That’s so exciting 🙌🏽 Thanks so much for this - makes sense. I’ll have a conveyancer that BS recommends as it’s free so hopefully I’ll have no issues like last time! Just had our valuation done - hopefully won’t be waiting much longer 😩😩😬😬🤞🏼🤞🏼🤞🏼🤞🏼Willowlou said:

Completely understand u feeling like this - but try to stay positive. Hopefully they won’t keep you waiting much longer! I had to randomly wait a while to get to valuation - seemed like everyone was hearing from them, either requesting more info or good news, but I was hearing nothing, so maybe they’re just making sure they’re doing all the final checks etc. Fingers crossed for u 🤞🏼Lastchanceforahome said:

Well I received an update from Simply and it seems one of my employers did send the ref back until today (even though they both promised they were sent last week) So now I have the standard 24-48hrs wait to hear back from BS. Feeling reassured now that there isn't an issue BS were just waiting for all the info..0
