  • Hi all - we sent our application Friday, so probably have a while to wait yet. But just wondering, a lot of people have said they come back requesting further documents and information - what sort of stuff do they ask for? Sent all our information off after the initial assessment, but guessing they will ask for even more? Thanks

    I have been reading this thread with interest it is very helpful, calms the nerves a little. 
    We had a mortgage port agreed with a mainstream lender then Covid came along and we lost our buyer several times and got struck in costly temporary accommodation ended up mossing some payments and taking payment holidays so the credit file shows several missed payments and a very large default 1 yr old.
    We finally sold our house in March, what we were not told by the lender was that the mortgage no longer exists we would have to reapply and because of the default we no longer meet the criteria! 
    So we find ourselves in the last chance saloon with Simply and Bluestone, 
    We have our Dip and 28% deposit (proceed of sale + gifted) 
    Simply are just getting our documents ready for pre-underwriting. I'm in a massive state of anxiety thinking everything else has gone wrong so this will too. I'm an agency nurse, earn good money but panicked after reading on this thread that Bluestone dont allow agency work, has anyone else heard this? I don't think Simply would have progressed with us if this was the case?!

    It literally can be anything!! More bank statements,payslips, they may question a payment on your bank statement. With mine they asked why my middle name wasn’t on my passport but on my hmrc documents so had to send my birth certificate to show it was my middle name!! 
    I would just say that if they request anything try your best to get it back the same day! Xx

    Judging by previous comments - I’m expecting something to come back! Although we have had no missed Payments or adverse credit for nearly 3 years now so fingers crossed! Thank u!

    Then renegotiated the purchase price with seller as I had a building survey done. 

    Bluestone Valuation came back at original purchase price no issues there but new purchase price is 15K below the original.

    Now bluestone asked to see the building survey report and told my broker that it’s out of scope.

    what does that even mean? 

    Anyone had a similar experience ?

    Exactly what I thought. But as the purchase price has dropped by 15k I think that’s what’s concerning them.

    Mortgage lender valuation company valued property at purchase price.

    my independent valuation valued it lower so I used this as a negotiating tool with vendors.

    my valuation/survey is for my benefit only and shouldn’t concern the lender especially if they valuation has come back at original agreed price.

    it’s been nearly a week now and still not heard anything it’s really stressing me out bcos I wanted to complete by stamp duty deadline.
  • Does anyone know what they ask your employer with reference? I was told because I am zero hours they don't need reference (with Simply) but now the pre underwriters asking for employer email addresses etc
