We have finally received our final mortgage offer today!😱🥳
i am still stressed though I don’t think I can quite calm down until we exchange!😫
It does state they assume mortgage will start on 01/09 however but we won’t be moving until early/mid October as the house won’t be done and ready for us to complete until then!
is this an issue does anyone know?🤔1 -

this is a vague timeline - it’s worth noting that we also used Simply as our MA (and they have been nothing short of amazing since call number 1)
14th May called Simply for advice
27th May called simply to start the ball rolling and provided them with everything requested.
30th May DIP with Simply
2nd June put a reserve down on new build
(delay now as we needed some info we couldn’t get until 14th June)
14th June final bit of info sent over
22nd June more info requested
30th June Help to buy returned accepted
(countless dates in between now asking for more info I own a business so it was complex)
1st July instructed solicitors and paid start up monies (we used their recommended one)
22nd July Valuation done
24th July more info requested (again we were slow as my accountant was dragging their heels)
31st July last bit of info sent
4th August final verbal offer (and emailed)
now we just wait for the postal offer (should be 2 days) and the solicitors have already called me today to advise they have done most of the work just needing the official offer to sort out the final bits and pieces.
sorry it’s vague, our journey has been stressful as the amount of info we have been asked for was beyond what I would ever have imagined. Not only that we were very prompt but some info we have to wait for at no fault of our own.

I wanted to use simply but they were trying to tell me that the H2B affordability assessment was really strict and that I would need a deposit of £45k!!! Which made no sense. So I just went with impact in the end- they do the packaging aswell. Was really frustrated at what simply told me because I passed the affordability with no problems and was granted the ATP within 2 days.0

We have had our first underwrite back asking that our solicitors register with their lending panel, do we think this is a good thing? Also needed work reference for me and proof of DPP payment for the last year.I was so calm at the start of this and now it’s consuming my every thought!!0
