Okay so majority of that list is sorted! We couldn’t provide the reference from landlord only contact information but I sent that along without them asking (lots of research helped) I’ve sent off documents they may not even ask for but others have been asked just incase finally a month and a week after reserving we’ve been able to actually START this whirlwind! I’m just hoping they don’t leave me in silence for too long and the next thing is yep we have everything let’s get the landlords reference from them and get the ball rolling more 😂 feel like I’ve been stuck in superglue forever!! 😂Sevendoorsdown said:

Hopefully!! We’ve already been asked roughly 30 odd questions by the packager, what extra bits were you asked for just incase so I can prep haha! And here comes the longer dreaded silence!!Sevendoorsdown said:
That's great progress! Hopefully because you're using a packager, they will have everything they need. We were asked for a lot of extra paperwork before and during underwriting but it's All worth it. Keep us posted! 😊Lottien95 said:So finally some progress! MA has just told me “ Complete have come back to me and confirmed the application has been submitted successfully.Bluestone will carry out an initial assessment of documents to ensure those provide meet their requirements. Currently they have a 2-3 working day turnaround. Once they are fully happy at this stage, case is passed to underwriting for a full assessment. This stage currently has a 6-8 working day turnaround.

Could anyone advise me what I’ve got to come, what all this means what’s the next steps after that? I know every case is different but nice to have an insight
Extra ID for giftor (photo of Bank card & latest statement)
Proof of own deposit (around 3 times)

We didn't use a packager though just our broker so hopefully they have everything they need from you already. Taking any progress as good progress is what has got us through so far 😂1 -
I honestly didn't think we'd hear anything and they'd forgotten us! So relieveddisneydreamer1985 said:

It'll all be worth it regardless! Sounds like you've been given the best start with the packager (there were times we wished we'd used one!) hopefully won't be long until you hear 😁Lottien95 said:

We submitted our application through a packager on the 2nd of July. Bluestone apparently asked for up to date bank statements but they hadnt actually looked at the date on top of the statements just the last transaction date 🙄 so they thought they were 5 days missing and were not. We reserved our property on the 22nd of July. According to our paper work it’s only reserved for 28 days so now with only a week left I’m starting to panic. The wait is awful.0

Do NOT worry about that time frame that’s in an ideal world, we reserved our property one month and one week ago and only got our dip two weeks ago after a few issues, full application finally went in today; as long as you are doing everything you can and not delaying anything by not sending documents they request etc you won’t loose the house, we didn’t loose our incentives either, so don’t panic! It wasn’t our choice for packager haha but glad now as we’re FTB HTB they always use a packager apparently! Thankfully down to all my research I was able to get everything they’d ask for and more and extras and constant updates on things I was sending it’s been a faff but we’re now getting somewhere!Sevendoorsdown said:

It’s such a worry isn’t it. We are FTB HTB. We have10% to put down to try and bring the monthly payments down. I’m just worried that we are buying from a small house builder on a site with only 5 houses. Are you with a packager?Lottien95 said:

It’s horrible! Honestly as long as your MA keeps a good bond with your builder, it will be fine! Yes we’re with a packagerIcklesaint said:

To say my emotions are all over the place right now is an understatement. After a tough few years to be in a position to have bluestone agree to lend pending a valuation was beyond amazing.
Being a home owner isn't something I thought would have been possible if you'd asked me 6 months ago.
Still after a few months of backwards and forwards with a great broker, we were there. The dream home has been reserved (a new build using help to buy) and the process was going well. Patience is a virtue I have.
Then today I was passed the news that we had an issue. The valuation had come back dramatically under the agreed purchase price, a massive £17500.
Now I don't know what to do.
Haven't spoken to the sales manager yet but surely this will have had to be an issue with the other properties?
I’m aware my options are now pretty much done as it isn’t viable to find any more of a deposit that I already have.
A lack of comparable was mentioned but all 30 properties have sold so I don’t get it.
I just want to cry. My tenancy on the flat ends at the end next month just to add to it all

well finally, after 2 months (today) we have been offered our mortgage! Long time coming but finally got there!1
