  • Case manager thinks our valuation will be this week after asking for one more thing. Apparently we are being escalated as we are on a tight time frame (which was put on us by Bluestone).
    Out of interest, how long has it taken you to get to the valuation point if it does go ahead this week?
    Tomorrow will be 7 weeks since we submitted the application however there was a mess up at Bluestone which caused an unnecessary 2 week delay 😫

    Hi All! Some of you may remember that we were declined by Bluestone towards the end of April!?

    Although obviously bitterly disappointed, I approached Simply who took us on to try again. Long story short, they succeeded and today we moved in to the house that we wanted!

    Our timescales were 17 weeks of more downs than up - 9 weeks to go through the process with a MA who ultimately failed despite consistently insisting it was in the bag - 8 weeks from contacting Simply to moving in!!

    My only advice is to make sure that you go with Simply or other recommendations on this thread. For those that are struggling for information or don’t know at what stage they’re at - that’s unacceptable. Simply have a good working relationship with Bluestone and it’s worth it’s weight in gold. I was kept fully informed at every step, they answered all my questions, they were professional, robust and honest.

    it still feels surreal at the moment, however it was an unbelievable feeling to get the call that we could collect the keys.

    Fantastic you finally got the offer. I didn't realise you could even apply straight away again..Aldermore told us to wait 6 months. How quickly were you declined the first time? 
    9 weeks from DIP to being declined 
    Jeez that was a long time to wait to be declined really makes me quite worried 😟 
  • They won’t give me a mortgage as the house needs essential work done which has to be done by seller before mortgage offer 😩
    What sort of work? Will the seller do the work?

    Oh no that's rubbish, when is the survey due to be done? How much other interest was there in the house when you bought it?

    Well when we put the offer in we were the 4th to view it. Originally it was on the market in December and it fell through. So we quickly put the offer in. I’m hoping there isn’t much interest. 

    My MA contacted Bluestone today as it went to the underwriter on Friday. She’s requested an early valuation but we haven’t heard anything back. 

    I’m hoping that they come back to us with valuation tomorrow so I can quickly get it done and no one can view the house. 

    I’ve been looking online at other houses but none that I like so I’m so frustrated.

    That is amazing news! I'm so worried we'll be declined as our landlord has now served us notice and we don't have long to either rent somewhere else or complete on this house! We've been waiting since April and it's getting harder each week not knowing anything. 

    Only you or a court can end the tenancy, read the pinned post in the homebuying and renting section.
    Mortgage started 2020, aiming to clear 31/12/2029.

    We've been served with a section 21 notice? and the landlords excuse is that she needs to do work in the house and it can't be lived in. We've got until 29th October but have been told by the agent that our notice needs to be given in no later than sep 29th. We've lived here for 20 months.

    we are dealing with Simply, and they have been great so far!

    our details were sent to Bluestone a week ago so kind of just waiting at the moment and don’t expect mentally to hear anything worse case end of July!

    we are using Simplys recommended solicitor too!!!

    Oh no what a nightmare, what is the essential work and is the seller willing to do it? 
    Wall ties and damp. Dunno as just had valuation back today with the details on. But it says it’s a mortgage condition. Not that I’ve actually had my offer. Seller could go either way! No clue
