I hope that you dont mind me jumping on the band wagon. I thought it was easier to ask my question here as you guys are all going through the same as me.
Im going out of my mind... and would like some usueful info if poss from your experiences.
We are first time buyers applying for a help to buy mortgage. our credit isnt the best but its really bad some very old deafults due to fall off end of this year 2 late payments and a CCJ for £431.00.
heres my timescales so far;
Contacted broker 6.7.20
Had DIP on 14.7.20
back and forth with paperwork/documents.
Application went in to join the Que and i have had to provide a few more docs now and again.
Valuation was done wednesday 5th and they had it back yesterday.
my broker rang yesterday and asked for further docs to which she said the underwriter is pushing for an offer however, i heard nothing else yesterday just an email to say its waiting to be assesed and will have an update next week now.
I am going out of my mind as i know we all are here. However, im just panicking. I have never done this before and if im honest i dont know the ins and outs of process .. can anyone help and advise maybe where i am in the process? If its looking good and if i have ageeeeeeees to wait?
I really appreciate you guys taking the time to listen.
Hope youre all ok!! xx
We are in a similar position on Monday it'll be 8 weeks since our DIP we've provided exactly what Bluestone have requested and we're now on the "10 Working days to respond" jabber they tell our mortgage advisor, it's getting to the stage now where we are thinking when on earth will be hear.
If only they had an account you could log into to check the progress an see timescales etc.
Hope we all hear soon for whatever we are after.0 -

No we haven't had a valuation done yet, as I understand this is rather promising when they've agreed to do a valuation.
Will give it another week before we start asking whether or not we will get a decision in time or not as we don't want to mess the buyers about anymore.0 -
Hi All,
We all have a reason for going with bluestone as must have been advised by the broker. The first thing really is to get a very good broker who understands how each of this specialist lenders work. From my experience, I was using a broker who got a DIP with aldermore in February but got declined at offer stage on 27th of march just after the lockdown.
As the country opened up for moving in june, I contacted Simply adverse. This broker got us DIP on 22nd of June with bluestone. Our documents were properly checked and packaged to meet bluestone standards with all anticipated questions answered. Broker submitted application to bluestone on 8th of July. My estate agent called on 12th to say that bluestone has booked for valuation for 13th. On the 20th, bluestone asked for one other document. And on 23rd of July we got our offer with some conditions which I have to fulfill. We exchanged contract on the 30th and completed on the 31st of July.
This has taken just 23 days from application to completion, this can only be done with a good broker. I will advice everyone to be sure of broker to be used before proceeding with any. Packaging of your papers is crucial to bluestone. They will query what led to your adverse credits and what you have been doing since then.
If you are in need of a good broker, just call simply adverse and ask for Lee. This guy is amazing at advice and packaging that will come back with little or no query.

I also went through Simply Adverse to begin with but the £2000 broker fee was a bit too much. I’m currently with one who’s sending my application off this week, what’s the chances of getting a MIP and then being declined? Nervous isn’t the word. I had to write a short letter yesterday regarding why I had adverse credit.1

Good moring,
I am new to this forum, i am beside myself with worry! I have recently recieved a DIP with bluestone mortgages,
However i have just logged on to my husbands experian report this morning and there is a default from a capital one credit card for £1000 from August 2019. It has been passed to Lowell collection agency so has been registered again on his credit report again on June 2020! Is this now going to stop us getting a full mortgage offer even though the original default was from 2019?
I can pay it off asap, will this help our situation?
Sorry for all the questions, van someone please advise me?
Thankyou in advance x0 -
You need to get on to that a.s a.p as they don't accept any defaults in last 6 months.
I would call lowell and ask for them to rectify it immediately and ask them to write to confirm it was inaccurate. You should also raise a dispute on your credit file with a statement that its dated incorrectly.
Obviously ensure you make all this clear to your broker so they can inform bluestone.1 -
Thankyou for your reply. Even though the actual default was from last year. I will pay it straight away. I’m just worried bluestone wont accept now!0
