  • My buyers have valuation today! Long awaited.I was wondering if anyone had a time scale on how long after valuation a offer is issued ? I know every case if different but was just wanted a guideline.Am really hanging on my last nerve waiting for this.It so much stress as they still might not be successful.

    We all have a reason for going with bluestone as must have been advised by the broker. The first thing really is to get a very good broker who understands how each of this specialist lenders work. From my experience, I was using a broker who got a DIP with aldermore in February but got declined at offer stage on 27th of march just after the lockdown.
    As the country opened up for moving in june, I contacted Simply adverse. This broker got us DIP on 22nd of June with bluestone. Our documents were properly checked and packaged to meet bluestone standards with all anticipated questions answered. Broker submitted application to bluestone on 8th of July. My estate agent called on 12th to say that bluestone has booked for valuation for 13th. On the 20th, bluestone asked for one other document. And on 23rd of July we got our offer with some conditions which I have to fulfill. We exchanged contract on the 30th and completed on the 31st of July.
    This has taken just 23 days from application to completion, this can only be done with a good broker. I will advice everyone to be sure of broker to be used before proceeding with any. Packaging of your papers is crucial to bluestone. They will query what led to your adverse credits and what you have been doing since then.
    If you are in need of a good broker, just call simply adverse and ask for Lee. This guy is amazing at advice and packaging that will come back with little or no query.

    I second this, we also used Simply but dealt with Aime initially and Lilly from the point the application was submitted. They've been incredible, honestly can't fault the service we've received. The process was straight forward and well communicated. They asked for everything up front from us to properly package the application which I really think made the process a lot easier once the application was submitted. 
    What are the fees off simply ?

    Hi ,
    we are hoping for mortgage through bluestone on help to buy. 
    We had our DIP weeks ago and have had several soft credit checks done I can see on file . It went last week for its first underwrite .. we where told it goes through one underwrite and this checks if they need any further DOcs etc then it goes for a final underwrite . The initial underwrite come back yersterday and they just simply requested a landlord reference which we have now got . I can see on my Experian though that a full hard search was carried out this time . Would it be safe to assume that the fact they have done this initial underwrite and now done a hard search and have simply just requested an additional document that it’s likely to now be fully accepted ? Went in for final underwrite yesterday and been told 5 working days .. thanks ..

    I’m hoping for my offer today YeH I’ve been asked for lots of documents they wanted my landlord reference and now I’m waiting it’s such a stressful time but hoping it’ll be ok and be well worth the stress

    Hi, no valuation yet, hoping for it to be instructed on Tuesday after the second underwrite is due to be completed.. buying a new build with 30% deposit so hoping for a desktop valuation ..
  • They don’t do desk top valuations for new builds. I purchased with a 45% deposit and they still went to the development and looked at a finished house of my house type along with all the plans. The valuation was carried out by Connells.
