    Hi, hoping someone may have been in my situation and have some information. I received my DIP on 24/04/2025. I was asked a question regarding my rent which was answered straight away. Yesterday 8th May I queried with the MA if there was an update as I received a hard search on 7th May and they informed me I’m now at the underwriting stage. They asked for proof of where my deposit originated from. Is this a good sign and mean so far they are happy with all my rent/ credit score and bank statements?

    I have read this post and it has helped me no end but my nerves are still on tenders. We put in a application 2 weeks ago now for a re mortgage to buy a plot of land. My husband had got brilliant credit and mine is shot to bits but only 1 late payment in the last 3 years everything else is covid times. They said we would hear in 4 working days, the last time they said that they come back with questions about money that I had paid in or had paid out of my bank. The valuation has been done desktop. Can someone please just tell me what the likelynEss off us being declined at this stage now. We keep getting giddy and the the nerves go again.

    They dont lend on land? There would need to be a house on the land for Bluestone to lend. 

    But in terms of adverse, to be honest with you I think you are actually too good for Bluestone! They are only interested in the last 3 years. If all you have is 1 late payment, there must be something else that has resulted in you going to Bluestone because that seems very much overkill. 

    But if the only issue is 1 late payment in the last 3 years (and also assuming there is a habitable house on that land), then I think the chances of you being declined is zero.

    I'm remortgaging my house. Sorry I missed that out lol. I own a house with no mortgage on it at the moment x

    I have defaults. 3 I think from 2020 and 2021. I work but am on a zero hr contract and alot of places don't like that and my credit score is rediclous so I'm thinking 2 years fixed which would then wipe all my defaults off and then I would be in a better credit score situation. X

    I bloody hope this is true because I'm like a desperate ex with my MA bless her. So I've turned to u guys so I leave her alone for a couple of days lol x

    Zero hours contract might be an explanation im not sure. 
    It would depend on the details I think. If you have been in the job for 2 years, then I imagine there would be more than just Bluestone but I couldnt say for sure. 

    But I have a bit of a saying I use with people... Ignore the score. It really is useless when it comes to specialist lenders. Based on the adverse alone, there would be maybe 10+ lenders who I think would accept you. The zero hours contract is the bit that im not as confident on as its been a while since I have had to research adverse and zero hours combined.
