I do not know much about Haysto, I do know the owners of Simply. The staff are treated well, the owner is a nice guy - so its not surprising they have good reviews.  Their fees are higher (I think either £2k or £2.5k), so it does come at a cost. 

Many lenders have relaxed affordability on a 5 year fix - its all to do with the FCA rules. 
I think the 8% product has probably taken into account their loading, but they have that many different products it is difficult to say for sure.

Sounds like everything is moving in the right direction I have no idea of Bluestone's current turnaround times but it seems like they are reviewing documents within 24-48 hours. We had a further request for 24 months mortgage statements and valuation has been done today. My blood pressure is through the roof!!!! Hoping you get some positive news very soon

Can I ask those currently going through the process how long from application it took for a hard search to appear on your credit file? Did it appear directly on the Experian site or through CheckMyFile?

We got our AIP friday morning along with a soft search at the same then Monday we had the hard search both ion Experian followed by our valuation appointment which was yesterday…the speed of this application is just on another level we can’t believe it!!

Just on the back of the last few posts, we used a broker not listed on Bluestone site but one who was upfront and seemed to know a bit about them.
they were recommended by our house builders (we’re buying a new build) and normal fees £450 but ours are no fees because they work with the builder.
anyway we are almost 12 months post IVA being settled and we needed 30% deposit because of this…. Always knew before application as that was their criteria.
our broker spoke to Bluestone at AIP stage to get that passed given we weren’t 3 years IVA settled. He’s not an adverse specialist broker I don’t believe but is thorough and has been really great.
our timeline:
AIP 31st Jan  - only 3 months statements and honest discussion about finances at this stage. Proof of ID etc.
documents then submitted to broker over next week or so.
14th Feb  - Bluestone requested affordability passport (basically access to last 12 months bank statements which is a new thing for them to check affordability etc.)
15th Feb hard credit search (seen on check my file)
16th Feb - valuation done on new house and final documents including reason for adverse submitted to Bluestone - full application.
19th / 20th Feb a couple of queries and employment reference done. Told they’d only consider 5 year fixed at 8%ish (1% loading for IVA) but we were ok with this as we can look to remortgage end of 2025 as it’ll be 6 years since IVA taken out.
5th March - offer made 🤩
our broker did a great job - he said he liked to take his time and we had minimal additional queries. Just over 2 week wait from final query to offer…… seemed a lot longer 🤣

We received our offer this morning!! 🙌🍾☀️👏 so so happy!!!! Best news ever such a relief the stress was unbearable but was all worth it good luck to you guys going forward I wish yous all the best and I know you will all receive an offer in due course!

Fantastic news!! I am so happy for you I bet it is such a relief! 

We have heard from our broker to say that Bluestone are satisfied with all our documents and received the valuation report just before close of play yesterday. Keeping our fingers firmly crossed!

We have had our mortgage offer through today!! Still in disbelief!! DIP to offer in 1 week - absolutely amazing service from both Simply and Bluestone. Can't quite believe it - this is life changing for us

Our valuation was on Tuesday so not the day after for us…application speed is just unreal
