    @renfirsttimebuy I'm just waiting to complete, then moving!

    Chancel liability policy is what they are on about, it's not necessarily line of sight and only if the church registered it (I think). The policy used to be about £35 so it's up to you if you want to buy it or take a chance. Most buy the policy.

  • Just received an email from the solicitor that she is being furloughed and her last day is Friday!! I'm hoping this doesn't put another delay :neutral:

    @renfirsttimebuy your solicitor will say how much it is, I said what it used to be several years ago.

    It is a one off payment, no renewal or anything required by you. Just don't lose that bit of paper!

    @han_nah95_2 are they not running on skeleton staff? That's how mine have been working.

  • So the solicitor is waiting for seller queries. 


    Now i have to talk to my current agency about possible notice day....I am on period tenancy so I have to give one month notice. 

    My tenancy is the 8th of every month so do I need to give my notice on the 7th or 8th? Lol  as stupid as the question is...I'm don't know the answer.

  • @han_nah95_2 i just found out my solicitor has been furloughed too!!! But we have also spoken to someone in the firm who will be taking on the workload but told me he has double the load!!!!
    #nothappy. Lol

    I'm giving mine of the day my rent falls, which is the same month date as the tenancy started.

    It should be detailed in your tenancy, but it's risky giving notice before exchange.

  • I've been called by agency to set an exchange day. They understand my issue of not being able to pay rent and mortage. So they asked me what day to do exchange. Completion will be after that month.

    As it is vacant seller does not mind.

    Estate agents have no say in the dates, it's the solicitors who can say if the dates are workable.

    Ideally you want exchange / completion the same day to avoid any issues eg someone getting sick /dying and unable to complete; that's how most completions are happening on properties (except new builds).

    Mine is exchange then the day after complete due.
